Harding Run 2 Condos for Sale

Living in Harding Run 2

Harding Run 2 is the larger and later of the two Harding Run communities in Mays Landing, built out from the mid-1980s into the mid-1990s across a set of streets named almost entirely for trees and shrubs — Winterbury, Summersweet, Bayberry, Rosebay, Arrowood, Green Ash, Tulip Tree, Willow Oak, Hawthorne, Boxwood, Andorea, Deer Run. It is one of the deepest condominium markets in Hamilton Township, and units come up here regularly enough that a buyer can actually wait for the right one.

The homes are one- and two-bedroom condominiums, generally between about 950 and 1,200 square feet, with a handful of larger layouts running past 1,400. Ground-floor units, second-floor units and end units all trade here and they are genuinely different products — the end units get the extra light and often the better outdoor space, the ground floors get patios and no stairs, the upper floors get the deck and the vaulted ceilings. Wood-burning fireplaces, cathedral ceilings and skylights turn up throughout, and a number of units have finished basements, which is uncommon in attached housing at this price and is the single most useful square footage in the community.

The amenity package is the real draw and it is broader than the sibling community's: a clubhouse, a pool, a playground, tennis courts and basketball courts. The association fee is unusually inclusive too, covering trash, water and sewer along with the common areas and the amenities themselves. When you compare a monthly figure here against a condo elsewhere in town, make sure you are comparing what each fee actually buys, because utilities folded into a fee do not show up in the column that buyers instinctively scan.

Now the fact that matters most, and the one that separates this community from Harding Run 1 next door. Harding Run 2 restricts renting: an owner is expected to hold the unit for a period of years before it can be rented at all. If you are buying a place to live in, that is a feature — it is why this community stays predominantly owner-occupied and why it feels the way it does on a weeknight. If you are buying to rent, it may make the community unusable for your purpose. Two communities sharing a name and a road, and a completely different answer to the only question an investor cares about. Confirm the current rule in the association documents before you write an offer either way.

There are two more things to raise with your agent early. The association has been putting money into the property — roofing work has been done in recent years — and dues here were increased substantially in 2026, so older listings and older comps understate the current carrying cost. Ask for the current figure rather than trusting a number attached to a sale from a year or two back. There has also been a special assessment paid in installments, and there is a working capital contribution plus a new-owner document fee due at closing. None of that is unusual for a community of this age and size, but all of it belongs in your math up front.

Financing here is broad — conventional, cash, VA, FHA and USDA loans have all closed in this community, which is worth knowing because rural-eligible financing on a condominium is not something you find in most of Atlantic County. Location is minutes to the Atlantic City Expressway, the Garden State Parkway, shopping and dining, with public transportation close by. If you are comparing, Brandywood and Meadowbrook are the closest peers elsewhere in town, and the full Mays Landing condo and townhome market covers all of them.
