Buying in The Woodlands
The Woodlands runs along Woodlands Drive and Woodlands Avenue in Mays Landing with courts branching off named for trees and shrubs — Juniper, Rhododendron, Forsythia, Primrose, Dogwood, Nutmeg, Bayberry, Hawthorn, Mimosa, Larkspur, Arbor, Cottonwood, Oleander, Ivy Bush. Built in 1985 and 1986, it is one of the largest condominium communities in Hamilton Township and one of the least expensive.
Units are one- and two-bedroom, one to two and a half baths, running from around 720 square feet up past 1,600, with the townhouse-style layouts at the top of that range. There is a pool, a clubhouse, a playground and a tennis court. Parking is assigned. Pets are permitted with restrictions. The association fee covers insurance, maintenance, management, water and sewer, and the community is professionally managed.
Ownership here is heavily investor-held, and that is the fact that decides whether this community fits you. Units trade tenant-occupied and as-is with regularity, and cash purchases are common. If you are buying to rent, that is an established market with nothing standing in your way. If you are buying a place to live in, understand going in that most of your neighbors will be renting rather than owning, and that turnover is part of the picture here in a way it is not in the owner-occupied communities elsewhere in town.
The maintenance split is the second thing to understand and it is unusual. The association is responsible for the roof and the siding. The unit owner is responsible for windows, mechanicals, electrical, plumbing and everything on the interior. In a community built in the mid-1980s, that puts real money on your side of the line — furnaces and hot water heaters in these units are commonly a decade old or more, and replacing them is not the association's problem. Budget for it rather than discover it.
Fees are also moving. Listings here disclose that the association has been discussing capital improvements and that dues are expected to rise, and the monthly figures already range widely enough across similar units that you should get the current schedule from management rather than trust a number on a listing sheet. Lead paint disclosures are standard given the vintage.
If you are buying a home to live in, there are better fits at similar money. Meadowbrook is the closest comparison on price and size, and Harding Run 1 gets you a clubhouse, pool and tennis in a community where conventional, VA and FHA financing all close routinely. If you want an owner-occupied community by rule rather than by chance, Mays Landing Village bans rentals outright.
For an investor the case here is straightforward: the lowest entry prices in the township, an established rental market, no ownership restriction in the way, and a fee that absorbs water and sewer. Come in with your eyes open on the capital side, and walk the specific unit and the specific building rather than buying the community.
