About New Hanover Township

New Hanover Township is one of the quietest housing markets in Burlington County, and that is the single most important thing to understand about it. A handful of homes change hands here in a year — not a handful a month, a handful a year. Most of the township's land is Joint Base McGuire-Dix-Lakehurst or the farmland around it, and what remains is a small residential village and a scattering of houses on country roads. If you are waiting for the right house in New Hanover, you are not browsing a market. You are watching one.

Cookstown is that village, and it is the mailing address on almost everything here. Cookstown is a section of New Hanover Township, not a municipality of its own, so a Cookstown address is a New Hanover Township address for tax and school purposes. Worth knowing too: North Hanover Township is a different municipality that borders this one. The names are one letter apart, they share a county and a general area, and they are not interchangeable — different tax rate, different schools, different market.

What inventory exists falls into two groups. Hanover Estates and Liberty Estates are the two named subdivisions, conventional detached homes on ordinary suburban lots. Everything else is unsubdivided — individual houses along Nor-Laine, Keller Avenue, Hockamick Road and Bunting Bridge Road, where lot sizes range from a third of an acre to genuine acreage. Most of what trades sits under $500,000, with the larger parcels running well above that. With this few sales, one unusual property can skew what the averages look like, which is exactly why the raw listings matter more here than any summary of them.

Schools are where New Hanover surprises people, and it is worth getting right before you buy. The township runs a single school — New Hanover Township School on Fort Dix Street, preschool through eighth grade, shared with neighboring Wrightstown Borough. For ninth through twelfth, students do not go to Northern Burlington with the other townships up this way. They attend Bordentown Regional High School, on a sending relationship with the Bordentown Regional School District, alongside students from Bordentown City and Bordentown Township. North Hanover, one township over, sends its teenagers to Northern Burlington instead. Two neighbors with nearly the same name and completely different high schools — if schools are driving your search, that distinction is the whole ballgame.

The base drives much of the demand here. Families relocating on orders to Joint Base McGuire-Dix-Lakehurst are often looking for something close, quiet and quick to settle into, and New Hanover is as close as it gets. That also means the timing can be unusual, with houses moving when orders move rather than when the season says they should.
