About North Hanover Township
North Hanover Township is farmland, and it is the widest range of housing you will find in any township this rural. On the same afternoon you can look at a manufactured home in an established park, a four-bedroom colonial on an acre, and a farmhouse on six. Almost nothing here is a subdivision in the usual sense — most of the township is fields, and the houses sit along the roads that cross them. Buyers who want space rather than a development find it here at prices the closer-in townships stopped offering a long time ago.
The mail is the first thing to sort out, because it is genuinely confusing. Some of the township carries a Wrightstown 08562 address; the rest carries Allentown 08501, and Allentown is a borough in Monmouth County. A North Hanover Township house with an Allentown address is still North Hanover Township — Burlington County, Burlington County taxes, Burlington County schools. Jacobstown, meanwhile, is the village at the center of the township, where the elementary schools sit. It is a section of North Hanover, not a separate municipality.
The manufactured-home communities are worth understanding rather than dismissing, because they are the most affordable way into this township by a wide margin. Deep Well Terrace is the largest, with California Village and Spartan Village behind it. These are established parks, not new development, and they turn over steadily. If your search is driven by monthly cost rather than square footage, the manufactured inventory is where to start and it is the reason this township still has an entry point at all.
The conventional side runs from comfortable to substantial. Hanover Hills, Hanover Square, Marion Hills, The Meadows and Trotters Ridge are the named neighborhoods, mostly four and five bedroom houses on generous lots. Beyond them the township is unsubdivided — individual homes along Province Line Road, Monmouth Road, Crosswicks Ellisdale and the Jacobstown roads, a good many of them on an acre or more and some on serious parcels running into the dozens. A large share of the market still sits under $600,000, and single-story homes are common in the older stock.
The schools here have a feature no other district in the county can claim. North Hanover Township School District runs preschool through sixth grade across three buildings: C.B. Lamb Elementary and the Upper Elementary School share a campus on Schoolhouse Road in Jacobstown, and Endeavour Elementary School was built on the Falcon Courts North section of Joint Base McGuire-Dix-Lakehurst, serving base housing directly. It is the largest kindergarten-through-sixth district in Burlington County. From seventh grade on, students attend Northern Burlington County Regional Middle School and Northern Burlington County Regional High School on Mansfield Road East in Columbus, alongside Chesterfield, Mansfield and Springfield. Worth noting if you are also looking one township over: New Hanover Township sends its high schoolers to Bordentown Regional instead. Same name, one letter apart, different high school.
The Joint Base shapes a good deal of the demand, with families arriving on orders and looking for something close and quiet, which keeps a steady floor under this market regardless of season.
