Newfield is one of the smallest municipalities in Gloucester County — a compact borough wrapped almost entirely by Franklin Township, with Vineland and the Cumberland County line just across its southern edge. It is its own municipality with its own tax rate and its own borough government, which is worth knowing, because plenty of what people call Newfield on a mailing address is actually Franklin Township. On roads this rural, the difference shows up in the tax bill.

The borough grew up along the railroad and Route 40, and the housing reflects a small town that never sprawled: older single-family homes on generous lots, a scattering of newer building, and enough land that an acre or more is routine here. Stotesbury Woods is the one named subdivision that consistently trades, and it's where most buyers who want a defined neighborhood end up looking. There is also a small manufactured-home presence — modest stock, but it remains the most affordable way into the borough.

The most interesting thing happening in Newfield right now is new construction. Christina Court is a cul-de-sac community of to-be-built single-level homes marketed to 55+ buyers, carrying a five-year tax abatement and a ten-year builder warranty, with buyers able to select their own cabinetry, flooring, countertops and tile. In a borough this size, an entire new community is a genuine event, and an abatement of that length is unusual anywhere in the county.

Newfield students feed into Delsea Regional, shared with Franklin and Elk Townships. Route 40 runs straight through toward Vineland one way and Route 55 the other, putting Philadelphia and the Delaware Bay shore both within a comfortable drive.
