Living in the South End

The South End of Ocean City begins just below the Gold Coast at about 35th Street and runs all the way to 59th, where the island ends at Corson's Inlet. There is no boardwalk down here. There are no rides, no arcades and no crowds working their way up the boards on a July evening. What there is instead is beach — wide, uncrowded beach — and a pace that drops noticeably the moment you cross 34th Street.

Here is the part that surprises people, and it is the most useful thing on this page. The island narrows at this end. Most of the South End is only two or three blocks wide, which means the walk to the sand is shorter here than in almost any other neighborhood in town. Everyone sells the South End as the quiet end. Almost nobody explains that quiet and close are the same thing down here — you are trading the boardwalk for a beach you can reach in four minutes on foot, from nearly any address.

The population reads differently too. The South End carries more year-round residents than renters, which is close to the inverse of the rest of the island. Streets that are wall-to-wall weekly turnover in the Gold Coast are, down here, neighbors who see each other in February. It gives the whole end of town a settled feeling that the numbered streets closer to downtown simply do not have, and it is the main reason people who move here from elsewhere on the island tend not to move back.

The housing is a genuine mix rather than one product. Single-family homes, beach-block duplexes, condo communities of every size, and a real beachfront segment along the ocean side. Seascape at 41st Street runs from compact one-bedrooms to two-bedroom homes near 1,900 square feet. Ocean Village South spreads across Flinders Reef and the Basin as a garden-style community with a pool and clubhouse. Oceanaire sits along West Avenue, elevated above the flood plain and looking west over protected wetlands. The entry point into Ocean City ownership is often down here, and so is a stretch of oceanfront.

The other side of the island is marsh and bay. West-facing homes look over protected wetlands and the back bays, which means sunsets over water and nothing that can ever be built in front of them. It is the quieter half of a quiet neighborhood, and it is where a lot of the value sits for buyers who care more about the evening than the morning.

At the bottom of the island is Corson's Inlet State Park, contiguous with the South End — undeveloped dune, beach and marsh preserved as it was, with migratory birds, wildlife, hiking, fishing and kayaking. It is the last piece of natural coastline of its kind on this stretch of the shore, and it means the southern boundary of this neighborhood can never be built out. Just past it, Ocean Drive carries you off the island toward Strathmere, Sea Isle City and the rest of the Cape May shore. The South End is the gateway.

A few practical notes. The 34th Street business district sits at the top of the neighborhood with a supermarket, gas, restaurants and everyday shopping — the only full-service commercial strip on the island outside downtown Asbury Avenue. The 45th Street dog park serves this end of town. In summer the jitney runs up to the boardwalk, so an evening on the boards does not require moving the car. And families here are served by the Ocean City School District, which runs all three of its schools on the island, including Ocean City High School.

Two neighboring areas are often confused with this one and are worth keeping straight: Merion Park sits on the bay side just above and around 34th Street with its own boundaries, and the Ocean City Homes section is its own pocket as well.
