Living in Pine Valley Estates
Pine Valley Estates sits on the eastern side of Pine Hill, between Turnersville Road and the Berlin–Cross Keys corridor, and you can read the whole street plan off a map without ever seeing a house. Adams, Madison, Monroe, Jefferson, Lincoln, Grant, Tyler — presidents, with Franklin and Hancock thrown in. Franklin Avenue and Grand Avenue carry the detached houses along the top and eastern edge; the short lanes run back off them toward Sharps Branch and the woods on the western side. It is one of the last built pockets in the borough before the township line.
One thing to settle up front: the mail here goes out as Berlin 08009, but the ground is Pine Hill Borough. Taxes, services and schools are all Pine Hill's. That postmark trips buyers up regularly in this corner of Camden County, and it is worth knowing before you compare listings that look like they are in two different towns.
The whole community dates to 1992, and it was built with two products side by side. The detached houses are two-story Contemporaries at four bedrooms, two and a half baths, and around 2,200 square feet on lots of roughly a sixth of an acre — seventy-five by a hundred is typical. The twins are Colonial and Contemporary two-story plans at two bedrooms and a bath and a half, closer to 1,380 square feet, several with a loft on the upper floor. Frame construction throughout, central air standard, and no basements on either type.
Two details cut against what you would expect. First, the twins are fee simple, same as the detached houses — you own the house and the lot under it, not a unit with a share of something. That puts them in a different category from most attached product in this borough and it changes what they are worth over time. Second, garages do not track size here. A number of the twins have one and some of the larger detached houses do not, so if a garage is on your list, filter for it rather than assuming it comes with square footage.
That mix is unusual for Pine Hill, where the detached and attached markets are normally in separate parts of town. If you are working the detached side of the borough, Little Mill is the closest comparison — older, wooded, larger lots — with Pine Hill Estates on the original street grid and Madison Woods as the other planned option. If the twins are what caught your eye, the borough's broader attached inventory is where most of Pine Hill's volume actually sits.
Homes in Pine Valley Estates are served by the Pine Hill Borough Board of Education, with Pine Hill Middle School and Overbrook High School. Camden County Technical School's Pennsauken-Gloucester Township campus sits directly across Berlin–Cross Keys Road, which matters to families weighing the vocational route.
