Living in Lakes at Alluvium
Lakes at Alluvium is a townhome community in Voorhees Township built around the water off Victor Boulevard and Cooper Road, on Champlain Drive, Sunshine Lakes Drive and Saratoga Court. It went up in two phases — the late 1980s along Sunshine Lakes and Saratoga, then the mid-1990s along Champlain — and the buildings are sited to follow the shoreline rather than a street grid.
Start with the size, because it corrects the assumption most buyers arrive with. These homes run roughly 2,150 to nearly 2,960 square feet, with three bedrooms, two-car garages and full basements, many of them finished and some walk-out. That makes them larger than a good share of the detached houses in neighboring Alluvium. Nobody is downsizing into this community. What they are giving up is the lawn, the snow and the exterior maintenance, all of which the association carries — and what they are getting in exchange is a bigger house on better land than the same money buys detached.
The land is the real story. The community wraps Sunshine Park Lake, and the plans were drawn to take advantage of it: entire walls of sliding glass on the main level, decks cantilevered over the water, upper-level lake-view decks off the primary suite, and cul-de-sac positions with water on two sides. Interiors run to skylights, gas fireplaces, jetted tubs, heated bathroom floors, custom closet systems, second-floor laundry and eat-in kitchens open to a family room. Association amenities include access to the community lakes, walking trails, and tennis and pickleball courts, with snow removal and trash covered as well.
A word on the name, because three communities in Voorhees carry it. This one is the attached, lakefront side. Alluvium is the large detached neighborhood of 1970s contemporaries west of here, and Alluvium Woods is the small mid-1980s detached pocket. Searching the name alone returns all three together, which is how a buyer ends up touring the wrong product entirely. This page holds the lakefront townhomes only.
Schools are Voorhees Township for elementary and middle, then Eastern Regional High School through the Eastern Camden County Regional district. Route 73 is a short run down Cooper Road, and Voorhees Town Center and Virtua Voorhees are both close. Because the community is not large and the homes are as good as they are, listings here are occasional rather than steady, and the ones with real water frontage go fastest. Buyers at this level should also compare Hermitage and the township's full condo and townhome inventory, and watch recently sold homes to see what a lakefront position is actually worth here.
