Living in Sturbridge Lakes

Sturbridge Lakes is a large detached community on the eastern side of Voorhees Township, built by Scarborough Properties between roughly 1978 and 1986. It runs along William Feather Drive, Harwood Drive, Chatham Drive, Signal Hill Drive, Battery Hill Drive, Tenby Chase Drive, Barclay Lane, Sherwood Lane, Beacon Place, Keston Place, Brookview Drive, Ashton Drive, Westbrooke Court, Wyndam Road and Tallowood Drive — a genuinely large neighborhood by any measure.

What sets it apart is not the houses. It is what the community owns. Sturbridge Lakes has sandy lake beaches for swimming, non-motorized boating on its lakes, tennis courts, basketball and pickleball courts, playgrounds and tot lots — a private recreation package attached to an ordinary detached single-family neighborhood, which is close to unheard of in this part of Camden County. Look at the community from above and the lakes are threaded all through it, half a dozen of them, so a great many of these houses sit within a short walk of open water. Residents describe it as a vacation-like way to live at a suburban address, and for once that is not an exaggeration.

The eastern edge matters just as much. Sturbridge Lakes backs onto an enormous block of undeveloped woodland that runs east toward the Berlin Heights line. That is not a buffer somebody planted; it is unbuilt ground, and it means the neighborhood ends at forest rather than at the next development. Combined with the lakes, it explains why lots here feel larger than their acreage suggests.

The houses themselves are consistent and well-built: four bedrooms and two and a half baths is the standard, with basements and two-car garages across nearly the whole community, on lots running about a quarter to a third of an acre and reaching past two thirds at the top. Colonials dominate, with contemporaries, split levels, salt boxes and traditionals in the mix. Something worth noticing in the listings — buyers and agents here still name the builder's models, the Garrison and the Shannon among them, four decades on. Communities where the model names survive that long are communities with an identity, and it shows up in how these homes are cared for: expanded primary suites, finished basements built out as gyms and recreation space, heated saltwater pools, paver patios and serious kitchen renovations turn up throughout.

One caution before you search. Voorhees has four communities carrying the Sturbridge name — Sturbridge Lakes, Sturbridge Heights, Sturbridge Summit and Sturbridge Woods — and they are separate neighborhoods that trade at different levels. This page is the lake community. Schools are Voorhees Township for elementary and middle, then Eastern Regional High School through the Eastern Camden County Regional district, with Route 73 and the PATCO Speedline both close. Buyers at this level should also see Beagle Club, Lost Tree and Alluvium, along with the township's homes with pools.
