Living in Alluvium

Alluvium is a large detached neighborhood in Voorhees Township spread across better than twenty streets between Kresson-Gibbsboro Road and Cooper Road. The bulk of it went up between 1972 and 1981, with a few later infill houses on Kimberly Court and Bradford Court reaching into the late eighties and nineties. Four bedrooms and two and a half baths is the standard here, with five- and six-bedroom houses turning up regularly, all on public sewer and natural gas.

The streets tell you what the developer was thinking. Six of them end in "wood" — Bronwood, Brookwood, Rollingwood, Briarwood, Braidwood and Eastwood — and two more begin with it, Woodstone and Woodhurst. Drive it and you understand why. The lots here sit under mature canopy, listings routinely report the view as trees and woods, and the parcels run generous by township standards. That tree cover is fifty years old and it is the one thing about this neighborhood that cannot be reproduced by anything built today.

What genuinely sets Alluvium apart is the architecture, and buyers who have only shopped South Jersey colonials are usually surprised by it. Contemporary is the dominant style, but the same streets carry Tudors, Spanish, split levels, bi-levels and at least one A-frame. This was not a builder repeating one plan four hundred times. Inside, the seventies vocabulary is everywhere: two-story foyers, cathedral ceilings, skylights, stone and brick fireplaces, private balconies off the primary suite, and walkout basements finished for bars and exercise rooms. Two houses on the same street can live completely differently, which is why the photos matter more here than in a uniform tract.

One thing worth sorting out before you search. Three separate communities in Voorhees carry the Alluvium name — this one, the detached neighborhood; Alluvium Woods; and Lakes at Alluvium, which is condominium product on the pond side toward Victor Boulevard. Searching the name alone returns all three mixed together, which is how buyers end up touring an attached home when they wanted a four-bedroom on a half acre, or the reverse. This page holds the detached side only. Buyers cross-shopping detached Voorhees at this level usually look at Sturbridge Lakes in the same weekend.

Schools are Voorhees Township for elementary and middle, then Eastern Regional High School through the Eastern Camden County Regional district — two districts, not one, which catches buyers coming from a town that runs K-12 itself. You will see both district names listed on Alluvium houses depending on who wrote the listing; the answer is the same either way. The recently sold homes in the township are the clearest read on where this neighborhood actually trades.
