Living in Alluvium Woods

Alluvium Woods is a small detached neighborhood in Voorhees Township sitting off Cooper Road, with most of its addresses on Timberline Drive and the rest on Berkshire Drive, Morningside Lane and Justin Court. Three and four bedrooms, two and a half baths, two-car garages, public sewer and natural gas throughout. It is a compact neighborhood, and that shapes everything about how it trades.

The single most useful fact about this place is when it was built. Alluvium Woods went up between 1985 and 1988 — effectively one push, three years wide. Neighboring Alluvium was built from 1972 through 1981. The two names sit next to each other on a map and get searched interchangeably, but they are a full decade apart, and a decade covers a lot of ground in how a house is put together. Ceiling heights, kitchen layouts, insulation, bathroom counts, the size and placement of the primary suite — buyers who tour both usually feel the difference before anyone explains it.

Style here runs Contemporary and Traditional, with Colonial in the mix — a narrower range than Alluvium's, which is what you would expect from a shorter build window and fewer builders. Interiors read mid-eighties in the good sense: two-story foyers, brick wood-burning fireplaces off the family room, formal dining separated from an island kitchen, first-floor laundry, a main-level office in some plans, and primary suites large enough to carry a private sitting area and a walk-in. Sidewalks and lawn irrigation show up in the listing data here, which is a planning-era signature more than a luxury.

Because the neighborhood is small, inventory is genuinely occasional rather than steady, and a buyer who wants specifically Alluvium Woods should be watching rather than browsing. It is worth knowing the neighbors while you wait: Lakes at Alluvium is the attached, condominium side of the same name and a completely different buy, while Sturbridge Lakes is where most detached shoppers at this level end up looking in the same weekend.

Schools are Voorhees Township for elementary and middle, then Eastern Regional High School through the Eastern Camden County Regional district. Cooper Road puts Route 73 and Kresson-Gibbsboro Road within a couple of minutes, and the PATCO line at Ashland is the reason a lot of this township's demand exists at all. The recently sold homes across Voorhees are the fastest way to see where a neighborhood this size actually prices.
