Living in Hunt Club
Hunt Club is the highest-volume condominium community in Washington Township — more units change hands here in a year than in any other attached community in the township. It was built in 1985, essentially all of it, on the Sewell side. The courts carry an English hunt-country theme: Sedgewick, Yorkshire, Boothby, Shetland, Surrey, Paddock and Devonshire.
The units are one and two bedrooms with one to two baths — flats, interior row and end of row. As with condo product of this era there are no garages and no basements, none at all across dozens of recent sales. What Hunt Club offers instead is the lowest-maintenance ownership in this school district, with the one-bedrooms sitting among the least expensive homes anyone can buy in Washington Township.
The single most important question to ask here is what the association fee covers on the specific unit, because it is not the same across the community. Some units at Hunt Club carry an extensive package — all-ground fee, common area, exterior building maintenance, lawn care, pool, snow removal, trash, custodial services, recreation facility and management. Others show common area maintenance and nothing more. At least one record shows no fee inclusions at all. Two units listed at the same price with the same monthly can be entirely different purchases.
That matters most on the exterior line. On a building forty years old, roof and siding are the expensive items — whether they sit inside your fee or land as a special assessment later is the real difference between two otherwise identical units. Ask what the fee includes on that unit, and ask what the association has actually been doing with the money.
The volume here is the practical advantage. There is always something available at Hunt Club, usually several at once, which makes it realistic to buy into on a normal timeline and gives you genuinely current comparable sales rather than a year-old number. That is not true of most of this township. The other attached options are Canterbury Mews, newer condo product on the same side of town, the Clusters, older and with a similar one-bedroom component, and Birches West, which is twins and row homes.
Schools are Washington Township throughout — Washington Township High School, one district for the whole township, which is the real argument for buying at this end of the market. The recently sold homes show where it sits.
