Living in Peachtree

Peachtree was built in 1988 — nearly all of it in that single year — in Washington Township, on the Sewell side. The courts run Southern end to end: Atlanta Court, Georgia Court, Covington Court, Cascade Court, Loring Court and Haven Court, under a name borrowed from Atlanta's main street. Two bedrooms with two baths is the standard, in flats, interior row and end-of-row units.

This is one of the busiest attached communities in the township — there is nearly always something available at Peachtree, often several at once, which makes it realistic to buy into on a normal timeline and keeps the comparable sales genuinely current rather than a year stale. As with attached product of this era here, there are no garages and no basements.

The question that matters most is what the association fee covers on the specific unit, because it varies more here than in most communities. Some units at Peachtree carry a broad package — all-ground fee, common area, exterior building maintenance, insurance, cooling, lawn, snow removal and trash. Others cover common area maintenance and little else. And unusually, several units include appliance maintenance in the fee, which is not something you find in most associations and is worth knowing about before you budget for a replacement refrigerator.

On a building approaching forty years old, the exterior line is the expensive one. Whether roof and siding sit inside your fee or arrive later as a special assessment is the real difference between two units listed at the same price with the same monthly. Ask what the fee includes on that address, and ask what the association has been doing with it.

One more item to verify unit by unit: the sewer arrangement is not uniform. Most of Peachtree is on public sewer, but a couple of addresses show a septic arrangement instead. In a condo community that is unusual enough to check directly rather than assume from the neighbors.

The township's other attached options are Hunt Club and Canterbury Mews, both larger, Newtown Commons from two years earlier, and Parkwood Manor, the only attached community here with garages. Schools are Washington Township throughout — Washington Township High School, one district for the whole township. The recently sold homes show where it sits.
