Nob Hill was built in 1971 in Washington Township, on the Blackwood side. The streets are Hyannis Avenue and Hampshire Avenue — New England names, in a township where the other developments went with stars, horses and fish. Bi-levels, colonials and split levels, on public water and public sewer.
The houses here run four and five bedrooms, which is worth noting because it is larger than the early-1970s norm in this township. Most of what was built here in that stretch tops out at three or four. Garages are on every home; basements are not, so that is the feature to confirm on the specific address rather than assume.
The land varies more than three houses would suggest. Lots here run from about a quarter acre to nearly half, and the larger parcels are genuinely good ground for a community of this vintage — better than what the big 1960s neighborhoods nearby offer. In a small neighborhood that difference does most of the work in separating one sale from another.
Very little comes up. This is a handful of houses, and when one lists it tends to move. If Nob Hill specifically is where you want to be, hearing about a listing early matters more than watching a portal. Hidden Lakes is the other small early-1970s community in the township, and Greenwood Park and the Birches are the large established neighborhoods from just before it.
Schools are Washington Township for the entire township, which means Washington Township High School — one district throughout, so there is no sending-district question here regardless of the Blackwood mailing address. The recently sold homes across the township are the best read on where this end of the market sits.
