Living in Turnersville
Turnersville is the 08012 side of Washington Township — a name people use every day that has no municipal boundary behind it. There is no Turnersville town government, no Turnersville tax rate, and no Turnersville school district. What there is instead is a genuine, recognizable part of the township with its own commercial corridor along the Black Horse Pike and its own set of established neighborhoods, and buyers search for it by name far more often than they search for the township it sits in.
One thing to sort out before you shop here, because it confuses almost everyone. Homes in this part of the township come up under two different mailing addresses. Some list as Turnersville. Others list as Blackwood — same 08012 ZIP, same streets, often the same neighborhood. The Birches, Bells Lake, Whitman Square, Wedgewood and Sawyers Creek all appear under both. And there is a second Blackwood a few miles east, in Gloucester Township, Camden County: different county, different municipality, different schools, different taxes. Two Blackwoods, one ZIP shared across a county line. Knowing which side of that line a house sits on is not trivia, it is the difference between two entirely different tax bills and two different school systems.
The neighborhoods here run the full range. Whitman Square is the busiest by a wide margin — a large established single-family community that produces more listings than anything else on this side of the township. The Clusters is the most affordable way in, a condominium community with streets named for the signers of the Declaration, and it turns over constantly. The Birches and Bells Lake anchor the established single-family middle, and Sawyers Creek and Timber Hills sit toward the upper end.
