Parke Place 55+ Homes for Sale

Living in Parke Place

Parke Place is the largest age-restricted community in Washington Township, built from 1998 into the early 2000s on the Sewell side. It is also the busiest 55+ address here by a wide margin — far more changes hands in a year than anywhere else in the township's age-restricted market.

The most important thing to understand is that Parke Place is really two communities under one name, and which one you are looking at changes everything about the purchase.

The Pristine Place side is attached. These are flats and units with lettered addresses — 105-B, 117-E, 124-G — and they come with no garage and no basement. The association fee is higher here, and it covers exterior building maintenance along with common area upkeep. This is the lower-priced half of the community and the most maintenance-free ownership in it.

The other side is detached. Ranch-style homes on Nature Lane, Autumn Lane, Leisure Lane, Brandon Lane, Grandview Place, Blossom Court, Marcy Court, Wintergreen Way and Pitman Place — free-standing houses with garages, on small deliberate lots of about an eighth of an acre. The fee here is substantially lower than on the attached side, because you are maintaining your own structure. These sell for meaningfully more.

That distinction is invisible from the community name and it is the first question to settle. An attached flat on Pristine Place and a detached rancher on Nature Lane are both "Parke Place" listings, and they are different housing at different prices with different monthly obligations. Compare within the side you actually want.

Everything here is built around one-level living — ranchers on the detached side, flats on the attached side — and the fees cover lawn care, snow removal, trash and common areas, with a pool, recreation facility and health club appearing on some records. One thing to verify unit by unit: a couple of Pristine Place addresses show a septic arrangement rather than the public sewer serving the rest of the community.

The township's other age-restricted option is Heatherwood, which is detached 55+ on the same side of town, newer and on slightly larger lots. Schools are Washington Township throughout — not the reason most buyers come here, but it holds resale value for whoever comes next. The recently sold homes show where this market sits.
