Living in Sawyers Creek

Sawyers Creek was built between 2001 and 2003 in Washington Township. Two to four bedrooms, two and a half baths, colonials, traditionals and contemporaries, on public water and public sewer.

The important thing about this community is that it contains two different kinds of home, and the street tells you which. Clemens Lane is the attached side — interior row and end-of-row townhomes on very small lots, a twentieth to a tenth of an acre. Mufferson Road, Rogers Place, Lawrence Lane and Mississippi Trail are detached, on parcels roughly two to four times larger.

That split runs through the monthly cost too. The attached homes carry a low association fee; the detached homes carry one roughly double or triple it. Which is the reverse of what most buyers expect — and worth understanding rather than guessing at. Ask what the fee covers on the specific address, because the arrangement clearly is not the same across the community.

Garages follow the same line. The earliest Clemens Lane units do not have one; most everything else in Sawyers Creek does. Basements are on the majority of homes here but not all. In a community with this much internal variation, the comparable sale that matters is one on the same side of the community, not simply the last Sawyers Creek number.

This is one of the newer communities in the township — twenty years newer than the bulk of Washington Township's housing stock, though not as new as Parkwood Manor or Pinnacle Place. It carries both Blackwood and Turnersville mailing addresses, both in 08012, with the municipality being Washington Township either way.

Schools are Washington Township throughout, which means Washington Township High School — one district for the whole township, so there is no sending-district question here. Hunters Chase is the detached community from the same years. The recently sold homes show where this market sits.
