Shadowbrook was built at the turn of the 2000s — 1998 through 2001 — in Washington Township, on the Sewell side. It appears in the MLS as both Shadowbrook and Shadowbrook Farms; same community. The streets are Quail Hollow Drive, Blake Court and Fox Tail Court. Four bedrooms, two and a half to three and a half baths, traditionals and colonials, with garages and full basements throughout.
The land here is the largest in Washington Township. Every home in Shadowbrook sits on three quarters of an acre or more, and several are past a full acre. That is not a case of one big parcel skewing an average — there is no small lot in this community. Lansbrook, Holly Grove, Bon-Aire and Henley are the other estate-lot addresses here, and Shadowbrook sits at the top of that list.
One practical advantage over its closest rival: Shadowbrook is on public water and public sewer. Lansbrook, the other acre-lot community in this township, is on well water and on-site septic throughout — which is normal for large-lot property and perfectly workable, but it means inspections, testing and ongoing owner responsibility that Shadowbrook does not carry. If you want the acre without the systems, this is the address.
Almost nothing comes up here, and what does tends to go under contract quickly — a meaningful share of the recent activity in this community is pending rather than closed. At the top of a township's market that is what a short supply of a scarce product looks like: the buyers who want an acre in this school district have been waiting, and they move when something appears.
Schools are Washington Township for the entire township, which means Washington Township High School — one district throughout, so there is no sending-district question at any price point here. Hill Crest and Deux Mare are the other addresses in this tier. The recently sold homes are the best read on how the upper end has been moving.
