Living in The Maples
The Maples is an age-restricted 55+ community in Washington Township, on the Sewell side, built between 1999 and 2001. The bulk of it runs along Maple Leaf Circle, with Mountain Ash Place and May Apple Lane filling out the community. Two bedrooms and two baths is the standard, with a three-bedroom plan available.
These are detached single-family homes — ranchers, true one-level living, free-standing rather than attached. That matters, because in most 55+ communities the price of low maintenance is a shared wall. Only three communities in this township offer detached age-restricted housing: The Maples, Heatherwood, and the detached side of Parke Place.
The lots are small and uniform — right around an eighth of an acre, repeating address after address. That is the design rather than a compromise: enough ground for the house and a patio, not enough to become a weekend obligation.
What sets The Maples apart from the other detached 55+ options here is the monthly cost. The association fee is meaningfully lower than at Heatherwood or on the attached side of Parke Place — and it still covers common area maintenance, lawn care front, rear and side, and snow removal, with an all-ground fee on some homes. If you are comparing age-restricted communities in this township on total monthly rather than purchase price, that gap is the thing to look at.
This is also one of the newer established communities in the township, built about twenty years after the bulk of Washington Township's housing stock. Turnover here is steady enough that something is usually available.
Schools are Washington Township for the entire township — not the reason most buyers come to The Maples, but it holds resale value for whoever comes next. The recently sold homes across the township show where this market sits.
