Living in Twin Ponds East

Twin Ponds East was built in 1987 and 1988 in Washington Township, on the Sewell side. The streets are apple varieties — Appletree Lane, McIntosh Road, Cortland Lane and Stayman Lane. Four bedrooms and two and a half baths throughout, colonials without exception, with garages and full basements on every home.

The thing to understand first: Twin Ponds East is not the same neighborhood as Twin Ponds, and the difference is the land. Twin Ponds sits on a uniform three tenths of an acre. Twin Ponds East runs from about three tenths up past an acre and a half — and the larger parcels here are among the biggest in the township, in the same range as Shadowbrook and Lansbrook. Same era, same builder look, very different property.

That spread is also the thing to check inside this community. A home here on three tenths of an acre and a home on an acre and a half are both Twin Ponds East colonials with the same bedroom count, and they are not the same purchase. The parcel is what moves value here, more than the house does — the houses are genuinely consistent.

One item to verify on the specific address: at least one home here shows a septic arrangement rather than the public sewer serving the rest of the community. Easy to assume away when everything else on the street is on the public system.

Very little turns over. Schools are Washington Township for the entire township, which means Washington Township High School — one district throughout, so there is no sending-district question here. Silver Springs and Holly Grove are the other large-lot addresses worth comparing. The recently sold homes are the best read on how this end of the market has been moving.

McIntosh. Cortland. Stayman.
