Spring Mill was built in 1991 and 1992 in Washington Township, on the Sewell side, along Winfield Circle and Cotswold Way. Four bedrooms throughout, colonials and traditionals, with garages and full basements on every home. Public water and public sewer.

What separates this community is the size of the houses rather than the size of the lots. Homes here run to three and four full baths — four full baths on an early-1990s build is genuinely uncommon in this township — and the interiors scale accordingly. Meanwhile the parcels sit at a quarter to a third of an acre, which is ordinary suburban ground for this market.

That combination puts Spring Mill in a different lane from the rest of the township's upper tier. Shadowbrook, Silver Springs and Holly Grove sell on land — three quarters of an acre and up. Spring Mill sells on the house. If you want the square footage and the bathroom count without paying for an acre you would have to maintain, this is the address that offers it.

This is a small neighborhood and it does not turn over often. When something lists here it tends to move quickly, because the buyers who want a large house on a manageable lot in this district have a short list to work from.

Schools are Washington Township for the entire township, which means Washington Township High School — one district throughout, so there is no sending-district question at any price point here. Crossroads is the other community in this township built around large houses on ordinary lots, and Bateman Farms is the closest comparable by vintage. The recently sold homes are the best read on how the upper end has been moving.
