Living in Wrenfield

Wrenfield was built at the turn of the 2000s — 1999 through 2001 — in Washington Township, on the Sewell side, along Dorothy Drive, Jacqueline Place, Joseph Drive and Saint Pauls Court. Four and five bedrooms, two and a half to five full baths, contemporaries, traditionals, colonials and a transitional, with garages and full basements on every home.

This is the top of the Washington Township market, and the gap is real. Every recent sale in Wrenfield has cleared what the township's other premier addresses bring — Wellington Manor, Hill Crest, Shadowbrook — and the strongest sale here is the highest recorded anywhere in the township.

What drives it is that Wrenfield does not trade one advantage for another. The lots run from about three quarters of an acre to better than an acre, with no small parcel among them. The houses are the largest in the township, running to five bedrooms and five full baths. And unlike Lansbrook, the other acre-lot community here, Wrenfield is on public water and public sewer — the land without the private systems.

Most of the township's strong addresses give you one of those three. Wrenfield is the one that gives you all of them, and that is why it prices where it does.

Almost nothing comes up. This is a small community of large houses whose owners have stayed, and the handful of sales on record is the entire recent history — which means every comparable here carries real weight, and pricing a Wrenfield home is a matter of reading a few transactions closely rather than averaging many.

Schools are Washington Township for the entire township, which means Washington Township High School — one district throughout, so there is no sending-district question at any price point here. Windsor Forest and Holly Grove are the other acre-lot addresses on public utilities. The recently sold homes are the best read on how the upper end has been moving.
