Willingboro is the busiest housing market in this part of Burlington County, and it is busy for a reason: it was built all at once, on purpose, as one of the Levitt company's planned communities, and it still works the way it was designed to. Several hundred homes change hands here in a year — more than any township around it — on lots that are almost uniformly a sixth of an acre, in neighborhoods laid out with a coherence you simply do not find in towns that grew field by field.

Here is the detail that makes Willingboro genuinely fun to know, and the one that will save you time the moment you start driving around: every street in a neighborhood begins with that neighborhood's letter. Buckingham has Babcock, Barker, Bermuda and Buttercup. Millbrook has Marboro, Marigold, Melbourne and Mullshire. Twin Hills has Tiffany, Toledo, Torrington and Tempest. Pennypacker Park has Pheasant, Pilgrim, Primrose and Plumtree. Rittenhouse has Radnor, Raeburn, Rockland and Ridgewood. Once you know the system, an address alone tells you which neighborhood you are standing in.

Those neighborhoods are the real map of the township. Twin Hills, Millbrook, Pennypacker Park, Somerset, Hawthorne Park, Buckingham, Country Club, Garfield and its several sections, Fairmount, Belmont, Windsor Park and Springwood Green each have their own character, street pattern and price band, and a search that treats Willingboro as one undifferentiated block misses most of what matters. The Levitt-built detached homes across them are three and four bedroom houses of a handful of original models, endlessly modified over sixty-odd years, which is why two houses on the same street can be very different inside.

Two parts of the township break the pattern entirely. Rittenhouse is the attached side — interior and end-of-row homes on small lots, the most affordable way into Willingboro and the reason the township has a real townhome market rather than a token one. At the other end, Martins Beach sits on the Delaware with larger lots and a price ceiling well above anything else here. Neither one behaves like the rest of the township, and neither should be judged by the township's averages.

For most buyers, though, the headline is what it costs to get in. Willingboro still has genuine, deep inventory under $300,000 in a county where that has become rare, along with plenty of four-bedroom houses and a good supply of single-story homes from the original build. If you are trying to buy a real house on a real street with a yard, on a budget that does not stretch in Moorestown or Mount Laurel, this is where the math works.

Willingboro runs its own school district from preschool through twelfth grade — eight schools, with the district offices on Beverly-Rancocas Road. All of the township's high school students attend Willingboro High School on JFK Way, which opened in 1975 and whose teams go by the Chimeras, one of the more unusual mascots in South Jersey. Elementary and middle schools are distributed across the neighborhoods rather than centralized.

Practically, the township sits between Route 130 and the Turnpike at Exit 5, with Philadelphia, Trenton and the Route 38 corridor all within a straightforward drive.
