About Wrightstown
Wrightstown is a very small borough that sits at the gate of Joint Base McGuire-Dix-Lakehurst, and it is essentially wrapped by the base on nearly every side. A dozen or so homes trade here in a year. What that means practically is that Wrightstown is not a market you shop so much as one you get positioned for — when something comes up, it is often the only thing available in the borough at that moment, and it does not sit long.
The base is not background here, it is the economy. Families arriving on orders want something close to the gate, something they can settle into quickly, and something they can leave cleanly when the next set of orders comes. That produces a rhythm most South Jersey towns do not have: houses move when people move, not when the spring market says they should. It also produces demand for housing types that get overlooked elsewhere.
Which brings up what makes this borough unusual. A very large share of what sells in Wrightstown is manufactured housing — California Village, Spartan Village and South Park Estates, out along Cookstown-New Egypt Road and Sykesville Road. In most towns manufactured homes are a rounding error worth a mention. Here they are a genuine and substantial part of the market, and they are the reason Wrightstown still has an entry point well under $300,000 when almost nothing else in this county does. If cost of entry is what is driving your search, start there rather than dismissing it.
The conventional side of the borough is the old street grid — East and West Main Street, Platt Avenue, Francis Street, McGuire Street — a mix of modest older homes and a handful of larger four-bedroom houses, with the occasional property out on Croshaw or Saylors Pond Road sitting on real ground. There are single-story homes in the mix as well. The spread from the bottom of this market to the top is wide enough that any single average figure for the borough is close to meaningless.
Schools deserve a plain answer, because Wrightstown's arrangement genuinely confuses people. The borough does not run its own district. Its preschool-through-eighth-grade students attend New Hanover Township School on Fort Dix Street — a building that sits inside Wrightstown but is operated by the neighboring New Hanover Township district, which serves both municipalities. From ninth grade, students attend Bordentown Regional High School, on a sending relationship, alongside New Hanover and the two Bordentowns. Note that this is not Northern Burlington, which is where North Hanover next door sends its students — a distinction worth getting right before you commit.
