Living in Kings Cove
Kings Cove sits at the south end of Brigantine, off Lagoon Boulevard onto Shipmaster Drive, with homes lining Seashell Lane, Arbegast Drive and Gull Cove Cove. The community went up between the late eighties and 2000 and is laid out as rows of attached homes backing onto the lagoon and the marsh at the western edge of the island. It is a residential neighborhood rather than a beach building, and it looks and functions like one.
Here is the thing that makes Kings Cove different from every condominium community in Brigantine, and it is worth understanding before you compare a price here against a price anywhere else on this island: these are fee simple townhomes. You own the home and you own the land it sits on. That is a different form of ownership from a condominium interest, and it changes several things at once — how the lender underwrites it, what you are responsible for, what you can do to the property, and what you actually hold when you sell. Buyers who have owned in shore buildings and grown tired of asking permission tend to find this format a relief.
The association fee follows from that structure and it is the second thing to understand. It is billed once a year rather than monthly, and it covers lawn care. That is the whole arrangement. Compare it against the monthly fees at the oceanfront buildings on this island and you are not comparing similar things — those fees carry insurance on the structure, building maintenance, management, amenities and often utilities. Here, most of the responsibility for the home sits with you, which is exactly what some buyers want and exactly what others do not. Know which one you are before you shop.
The homes run two and three bedrooms with two to two and a half baths, from roughly eleven hundred square feet up to the largest model at more than seventeen hundred. The larger homes use a reverse living plan — bedrooms and a den downstairs, main living space upstairs to take the light and the view — with vaulted ceilings, a gas fireplace and expansive deck space. Attached garages and dedicated parking come with the homes, which on a barrier island where most buildings offer an exterior space and nothing else is a genuine practical advantage. Central air throughout, natural gas heat, and interiors that range from original to fully redone with new kitchens, updated baths and newer mechanicals.
The location is the reason a lot of people end up here. You are minutes from the four-by-four drive-on Cove and Jetty beaches at the south end, which is the part of Brigantine you can actually take a truck onto — a real thing on this island and something no oceanfront building can put you near in the same way. The lagoon side gives you sunsets over the water and marsh, and you are close to the shopping and restaurants with Atlantic City a short drive over the bridge. It is quieter here than the beach blocks because the traffic that comes with summer rentals mostly does not come down these streets.
A few things to settle before you write. Confirm the rental rule with the association, since Brigantine communities answer that question in completely different ways and it is not stated in the records here. Ask what the fee covers currently and whether anything is planned, and read the association documents rather than taking a listing's summary of them. If you would rather have somebody else handle the building and the grounds entirely, look at the condominium communities instead — the Sandpiper and Cedar Sands on the ocean, Moon Bay and Steelmans Wharf on the bay.
