Living in Cherry Valley
Cherry Valley fills a broad stretch of the 08002 section of Cherry Hill Township, running east from the Church Road corner toward Kings Highway North. The interior streets are Cherry Tree Lane, Meeting House Lane, Spring House Road, Weather Vane Drive, Hedgerow Drive, Millstream Drive, Friendship Lane, Harvest Road, Garfield Avenue, Farmhouse Lane and Crooked Lane, with a run of presidential streets — Monroe, Madison, Cleveland, Lincoln, Roosevelt, Wilson — along the western edge. No association, no gate.
Read the street list out loud and you can hear what the developer was going for. A meeting house, a spring house, a weather vane, a hedgerow, a millstream, a farmhouse, a cherry tree and a harvest — that is the complete vocabulary of a pre-industrial American village, laid down all at once in 1960 on former farmland outside Camden. It is not subtle and it is not accidental. Cherry Hill has a lot of neighborhoods named after whatever sounded pleasant; this one was named by somebody with a picture in his head and the discipline to carry it across a dozen streets.
The housing backs that up with unusual consistency. Most of Cherry Valley went up in 1960 — one year, start to finish — with a 1935 Cape Cod on Longwood predating the whole thing and a few mid-sixties houses filling gaps. Colonial and Split Level are the dominant forms, with Traditional, Ranch and Rambler and Bi-Level plans alongside them. Three and four bedrooms with two-and-a-half baths is the common shape, running up to three and four full baths in the larger houses. Basements run under essentially every house here and garages are standard — worth knowing, because plenty of 1960 stock elsewhere in South Jersey has neither.
Sixty-five years of growth is the other half of what you are buying. The canopy has closed in, the plantings are established, and the wooded band through the middle of the neighborhood means a fair number of these lots back onto trees rather than another fence. A number of the deeper rear yards carry in-ground pools put in along the way.
Cherry Valley trades steadily — there is nearly always something moving here, which makes it one of the more shoppable neighborhoods of its vintage in the township rather than one you have to wait for. Buyers working this tier in 08002 generally also walk Old Orchard and Woodcrest before deciding, and Kings Croft sits just across Kings Highway if the detached number does not work.
Schools are Cherry Hill Township Public Schools, with Cherry Hill High School West across the addresses in this pull. Kings Highway runs south into Haddonfield and Church Road runs west toward the township center, with Route 70 and Route 38 both a few minutes out and the PATCO line close. The recently sold homes across the township are the clearest read on where a neighborhood with this much turnover actually prices.
