Barclay Walk Condos for Sale
Late-eighties garden condominiums with balconies and wooded views off Route 70 — live from the MLS.
Living in Barclay Walk
Barclay Walk is a small attached community in the 08034 section of Cherry Hill Township, built along its own street — Barclay Walk — just south of Route 70 near the I-295 interchange. It went up in 1988, which puts it a full generation after most of the attached product in this part of the township, and the buildings are garden style, one to four floors, rather than anything taller.
The fee here is worth understanding, because it is the opposite of what it looks like from a distance. The monthly fee at Barclay Walk covers the grounds and the building shell — lawn care on all sides, exterior and common area maintenance, snow removal, trash, water, sewer, parking and management — and it stops there. Utilities are the owner's. That makes the monthly number low, and it makes this a different calculation from Barclay Towers a quarter mile up Route 70, where the fee runs higher and the electric, gas and heat are bundled into it. Two buildings, one name, and two entirely different monthly structures. A buyer looking at both should be comparing the all-in cost, not the fee line.
There is no clubhouse and no pool here, and that is the design rather than an omission — nothing to maintain means nothing to assess for. What you get instead is the interior spec of a late-eighties build: two-bedroom plans near 1,100 square feet with a full bath and a powder room, Contemporary styling, eat-in kitchens, central air on forced gas heat, a balcony or porch, and laundry hookups on the upper floor of the unit rather than a shared machine in a basement. No fireplaces, no basements, no garages — parking is a surface lot. Several units look into trees rather than at another building.
Get the name straight before you shop, because Cherry Hill runs three Barclays. This page is the garden condominiums. Barclay is the large mid-century detached neighborhood on the other side of Route 70, and the tower is its own building entirely. All three turn up in a portal search for the name, and they are three different purchases at three different levels. For the full attached picture across the township, Cherry Hill condos and townhomes is the wider net — useful here, because a community this small produces a listing only now and then.
Schools are Cherry Hill Township Public Schools. Route 70 is at the top of the street and the I-295 and Turnpike interchange is directly east, which puts Philadelphia inside a straightforward drive and the Cherry Hill retail corridor within a couple of minutes. Buyers weighing attached options at this level in the township usually also walk Society Hill and Kings Croft. The recently sold homes across Cherry Hill are the fastest read on where a community this size actually prices.
Grounds and Parking.
That's what the fee buys.
