Old Orchard is one of the largest and best-known neighborhoods in the 08003 section of Cherry Hill Township, spread across a deep network of curving streets between Cropwell Road and Kresson Road. The streets include Old Orchard Road, Croyden Drive, Guilford Road, Regent Road, Cobblestone Road, Mimosa Drive, Roanoke Road, Papermill Road, Wheelwright Lane, Lamp Post Lane, Anvil Court, Elbow Lane, Black Latch Lane, Scattergood Road, Thornhill Road, Candlewyck Way, Waverly Road, Bamford Road, Longstone Drive, Marlowe Road and Dalton Terrace. No association and no gate — detached houses on their own lots, with a school and ball fields inside the neighborhood rather than at its edge.

The street names are worth a moment, because somebody committed to them. Anvil, Papermill, Wheelwright, Black Latch, Lamp Post, Cobblestone, Scattergood — colonial trades and colonial hardware, street after street. Cherry Hill has neighborhoods named for apple varieties, racetracks, Florida resort towns and New England ports; Old Orchard went with the pre-industrial workshop, and it held the theme across a development large enough that most builders would have run out of ideas and started naming streets after their kids.

What the houses have is consistency, and it is striking for a neighborhood this size. Four bedrooms is the standard here on essentially every street — not the upgrade tier, the baseline — with two-and-a-half baths the common configuration and square footage clustering right around 2,000 to 2,300. Old Orchard filled in between 1964 and 1968, a tight four-year window, and the three dominant forms are Colonial, Split Level and Bi-Level, frequently side by side on the same block. So the variety here is in the shape of the house rather than its size: you are choosing a layout, not choosing whether you can fit a family.

The single strongest fact about this neighborhood is the school assignment. Old Orchard sends to Cherry Hill High School East, and it does so uniformly — every listing across the neighborhood carries it. That matters more than it sounds. Cherry Hill is split between two high schools, it is the first question asked about any address in the township, and there are neighborhoods here where the answer changes street by street — Northwoods carries both. Old Orchard does not have that problem. For a family that has decided on East, this is one of the few large neighborhoods where the name of the place settles the question.

That combination is why Old Orchard holds its value the way it does. Consistent four-bedroom stock, a single school answer, an interior street layout with no through traffic, and a school and fields you can walk to — it is a neighborhood people buy into and then stay in through more than one house. Buyers working this tier of the township usually tour it against Woodcrest and Kresson Woods, and the ones who want the same vintage with more ground under it end up in the larger-acreage listings further east. A number of lots here carry pools, which the pool home searches will surface faster than driving the streets will.

Two search traps to know about, both of which cost buyers listings. Old Orchard Road is a street inside Old Orchard, so a search keyed to the street name rather than the neighborhood returns a fraction of what is actually for sale here. And Stonebridge Road is entered in the MLS as one word on some records — a street that also exists as two words elsewhere in the region, which is exactly the kind of split that makes a street look empty when it is not.

Schools are Cherry Hill Township Public Schools. Kresson Road runs along the south end toward Evesham and Marlton, Springdale Road sits west, and Route 70 with the Route 73 interchange is a few minutes north — central to the eastern half of the township without any of its streets carrying traffic. The recently sold homes across Cherry Hill are the clearest read on where this tier actually settles.
