About Delran
Delran sits between the Delaware River and the Rancocas Creek in western Burlington County, and it is one of the busiest markets in this corner of the county — a township of named communities where most buyers end up choosing between two or three specific neighborhoods rather than between towns. It is well established, largely built out, and it turns over steadily.
Two communities set the tone. Tenby Chase is the large detached neighborhood most people picture when they think of Delran — a deep grid of streets that supplies a big share of the township's single-family activity, with four and five bedroom homes as the standard product. Summerhill is the other, and it is unusual: a single community that runs from one-bedroom flats all the way up to detached houses, which means the same neighborhood serves first-time buyers, downsizers and families trading up. Millside Heights, Swedes Run, Twin Oaks and Waters Edge fill in around them.
Because of Summerhill and Garden Club, condos and townhomes are a genuine part of this market rather than a footnote, and a large share of the township trades under $400,000. That is the realistic entry point into Delran, and it is why this township draws so many buyers who have been priced out of the townships to the east.
One thing worth knowing before you search, because it confuses people constantly: part of Delran carries a Moorestown mailing address. Congressional and Foxtail Creek both sit in Delran Township but their mail comes addressed to Moorestown, and a few streets carry Riverside addresses instead. The mailing address does not determine the municipality, the tax rate or the schools — the township line does. Everything on this page is scoped to Delran itself.
Delran runs its own district and the ladder is simple. Millbridge Elementary on Conrow Road takes PreK through second grade, Delran Intermediate on Creek Road covers third through fifth, Delran Middle School on South Chester Avenue handles sixth through eighth, and Delran High School on Hartford Road is grades nine through twelve. Four schools, all inside the township, no sending arrangement with anywhere else — which matters if you are comparing Delran against neighboring river townships that send their high schoolers out of town. Route 130 and the Route 90 bridge handle the commute, with Philadelphia a short run across the river.
