About Edgewater Park
Edgewater Park is a small township on the Delaware in the northwest corner of Burlington County, and it does something almost no other town around here does: it offers a real, deep supply of genuinely affordable housing without being a city. Between three separate condominium communities, a 55+ neighborhood and one of the largest modest-priced detached neighborhoods in the county, this is where a lot of buyers find they can actually afford to be.
The condominium market is the standout. Arbor Green on Green Street, Cooper Valley Village on Mount Holly Road and Jefferson Square on Cooper Street are three distinct communities, each one its own building complex, and together they account for a substantial share of everything that trades in the township. One and two bedroom units at prices that simply do not exist in most of Burlington County — it is the single most reliable entry point into homeownership in this part of the river belt.
Williamsburg is the township's largest detached neighborhood and covers most of the middle of the market, with four and five bedroom homes on regular suburban lots. Capitol Hill, Carriage Park, Fox Run and Perkins Glen fill in around it. At the other end, Riverbank sits right on the Delaware and holds the township's largest and most expensive properties. Roughly two thirds of the township trades under $400,000.
For downsizers, Silver Park and Silver Park West are the township's 55+ communities, a mix of detached homes, twins and end units along Belmont Avenue, Palmer Square and Alexander Road. Between those and the condominiums, Edgewater Park offers more low-maintenance options at a reachable price than almost any township of its size in the county.
Schools here run local through eighth grade and then cross the line. Mildred Magowan Elementary School on Cherrix Avenue takes PreK through fourth grade, Samuel M. Ridgway Middle School on Delanco Road takes fifth through eighth, and students attend Burlington City High School on Blue Devil Way in Burlington City for grades nine through twelve. That arrangement dates back to the 1930s, and Edgewater Park students make up close to a third of the high school's upper-grade enrollment — so this is a long-established relationship, not a stopgap. One practical note: the 08010 ZIP is shared with Beverly, so plenty of Edgewater Park property carries a Beverly mailing address. Everything on this page is scoped to Edgewater Park Township itself.
