About Florence Township

Florence Township sits on the Delaware at the northern tip of Burlington County, and it covers a wider range of housing than any township of its size in the county. A one-bedroom condominium here can trade for less than a used car, and less than three miles away a new colonial on a half acre can approach nine hundred thousand. Both are Florence Township. Understanding which part of the township you are looking at matters more here than almost anywhere.

Part of the confusion is the mail. Florence Township property carries four different postal addresses — Florence, Roebling, Bordentown and Burlington — depending on which corner you are in. A Bordentown mailing address on a Florence Township house is common and says nothing about the municipality, the tax rate or the school district. Everything on this page is scoped to the township itself.

Roebling deserves its own paragraph. It is a genuine company town, laid out and built by John A. Roebling's Sons Company — the firm that spun the cables for the Brooklyn Bridge — to house the workers at its steel mill on the river. The village is a listed historic district, with its own ZIP code, its own street grid of numbered avenues, and its own housing stock of solid brick and frame worker homes that still trade at prices most of the county cannot match. If you want history you can actually afford to live in, this is the address.

Elsewhere the township runs the full range. Florence Tollgate is a large condominium community and the most affordable inventory anywhere in this part of the county. Birch Hollow, Carriage Stop and Forge Mills carry the townhome market. Florence Heights and Florence Meadows cover the older detached neighborhoods. At the top, Mallard Creek, Manors at Crossroads and Oak Mill are newer executive neighborhoods where four and five bedroom homes on real lots are the standard. A solid majority of the township still trades under $400,000.

Downsizers have two choices here rather than the usual one. Greenbriar Horizons and Legacy Meadowcroft are both 55+ communities of detached homes, and between them there is steady turnover — enough that it is worth watching both rather than settling for whichever has something listed this week.

Schools are one district, PreK through twelve, and they are split across the township's two halves. Roebling Elementary School on Hornberger Avenue takes PreK through third grade, Florence Riverfront School on East Front Street takes fourth through eighth, and Florence Township Memorial High School on Cedar Lane covers ninth through twelfth. Every child in the township attends school in both villages on the way up. Route 130 and the Turnpike at Exit 6 handle the driving, with the NJ Transit RiverLine running the riverfront.
