About Mullica Hill
Mullica Hill is the name on the mail; the municipality is Harrison Township. Almost nobody says Harrison Township — buyers, sellers and agents all say Mullica Hill — but the distinction matters the moment you get to a tax bill or a school registration. The village at the center is a genuine historic Main Street, a stretch of eighteenth- and nineteenth-century buildings that has been an antiques destination for decades, and the farmland around it is some of the best in Gloucester County. It is one of the more desirable addresses in South Jersey, and the prices reflect it.
What surprises people is the range. This township runs from townhomes in the high two-hundreds to estate homes past a million and a half — Forest Woods, Manors at Saratoga and Tesoro Court at the top, with Hunters Creek, Casella Farms and Willowbrook Farms filling the space between. There are roughly forty named communities inside Harrison Township, plus a steady supply of older homes on real acreage that never carried a subdivision name at all. If you want a four-bedroom house with land and a pool, this is where South Jersey keeps them.
The 55+ market is anchored by one development. Orchard View at Mullica Hill is still actively building along Redkist Drive and Messina Loop — single-level homes, fee simple rather than a land lease, with the association covering lawn care on all sides and snow removal, plus a community pool. Buyers there choose between detached homes and twins, and much of what sells is spoken for months before it is finished. Spicer Estates is the other established option, detached homes along Woodruff and Chickory at a lower entry point. For attached housing, Walnut Glen on Allens Lane and High Pointe are the two townhome communities, and they remain the most affordable way into the township by a wide margin.
Schools are a large part of why people pay to be here. Harrison Township Public Schools handles the elementary and middle grades, and students go on to Clearview Regional High School, a regional district the township shares with neighboring Mantua. Clearview is a significant part of the town's reputation and a real driver of demand at the upper end of this market. But here is what catches buyers out, and it is the single most useful thing on this page: a Mullica Hill mailing address does not guarantee Clearview. Part of what the post office calls Mullica Hill actually sits in South Harrison Township — a separate municipality, with its own elementary district and a different regional high school. Same address line, different schools, different tax rate. Confirm which township a house is in before you fall in love with it.
Route 322 and Route 45 cross in the village, Inspira's Mullica Hill hospital sits on 322, and Philadelphia is a straightforward run up 55 or across the bridge.
