Living in Orchard View at Mullica Hill
Orchard View at Mullica Hill is the largest active-adult community in Harrison Township and the one still actively building. It is age-restricted at 55, and it is fee simple — you own the land under the house, which is not true of every age-restricted community in South Jersey and is worth confirming anywhere you shop. The association handles lawn care on all sides of the home along with snow removal, there is a community pool, and the homes are built for single-level living.
What most buyers do not realize until they are standing in the neighborhood is that Orchard View offers two genuinely different homes, and you can tell them apart by street. The twins are on Redkist Drive — two and three bedrooms, one shared wall, the smaller footprint and the more affordable half of the community. The detached homes are on Messina Loop, Harbelle Way and Ashcraft Lane — freestanding, and considerably larger, with the biggest running past three thousand square feet. Same association and the same maintenance arrangement either way, so the choice is about the house rather than the lifestyle. One thing applies to both: there are no basements anywhere in Orchard View. For anyone coming out of a home with a full lower level, that is the adjustment that catches people, and it is better known now than at the walkthrough. If a basement is non-negotiable, Spicer Estates is the community to look at instead.
Here is the part that should change how you approach it. Nearly everything here sells at list price within a day of hitting the market, and much of it is spoken for well before it is finished — a good number of homes trade without a tax record yet attached. That is builder inventory behaving like builder inventory, and it means there is very little to tour and almost nothing to negotiate. Getting positioned with the builder early matters far more than being quick on a Saturday. One quirk worth knowing if you search on your own: the twins are classified as residential rather than as townhomes in the listing data, so a search filtered to attached housing will miss most of the community.
