Mansfield Township is farm country in the northern corner of Burlington County, and it runs two housing markets at once that barely overlap. One is active adult: two large age-restricted communities that together account for a remarkable share of everything that trades here in a year. The other is executive: four, five and six bedroom houses on an acre or more, backing onto working fields. A buyer looking at one of them often has no idea the other exists, because they almost never turn up in the same search.

Before anything else, the mail. Most of Mansfield Township carries a Columbus 08022 address — Columbus is the village at the center of the township, not a separate municipality — while the northwestern corner carries a Bordentown 08505 address instead. A Bordentown mailing address on a Mansfield Township house is common and tells you nothing about the municipality, the tax rate or the school district. Everything on this page is scoped to Mansfield Township itself.

The 55+ side is Homestead and Four Seasons, and both are worth understanding as a pair rather than choosing between blind. These are detached homes on their own lots, not attached villas — two-bedroom, largely single-story floor plans on streets like Wagon Wheel, Covered Bridge, Deep Hollow, Chamber and Ellington. Homestead is the larger and older of the two and turns over steadily; Four Seasons is the newer build. Between them they are the main reason Mansfield has real depth under $500,000, which is not something you can say about most of the townships up this end of the county.

The conventional side is a different township entirely. Mapleton, Bridle Ridge and Bridle Ridge Estates, Covington Estates, Country Walk, Forest Edge and Pine Creek are neighborhoods of large four to six bedroom colonials, most of them on an acre or more, with Pheasant Run, Mansfield Hunt, Burlington Gardens and The Reserve at Clove filling in around them. A meaningful share of the township is not in a named subdivision at all — older farmhouses and custom homes on Island Road, Mount Pleasant, Kinkora and the other country roads, some on serious acreage.

Schools are a four-step ladder, and Mansfield has an advantage its neighbors do not. The township runs its own district through sixth grade: John Hydock Elementary on Locust Avenue takes preschool through second, and Mansfield Township Elementary on Mansfield Road East takes third through sixth. From there students move to Northern Burlington County Regional Middle School for seventh and eighth and Northern Burlington County Regional High School for ninth through twelfth — and both of those sit on Mansfield Road East, inside Mansfield Township. Chesterfield, North Hanover and Springfield send their teenagers here; Mansfield's never leave town. The regional also runs a dedicated agriscience program, which suits a township still farming most of its land. Seeing either the township district or Northern Burlington on a Mansfield listing is normal — both are correct, they just describe different halves of the ladder.

For getting around, the Turnpike at Exit 7 in Bordentown and I-295 put Trenton, Princeton and the Philadelphia side all within reach, which is what keeps demand steady out here despite the rural setting.
