Condo & Townhome Living in Smithville

Smithville has the deepest attached-home market in Galloway Township and one of the deepest in Atlantic County — eight distinct condo and townhome communities, all of them sitting inside the Towne of Historic Smithville master association. That structure is the single most important thing to understand before you compare a single listing, because it means every home out here carries two association fees: one to its own community, and a second to Smithville for the master amenities. The MLS gives an agent one field to enter that in. Some enter the community fee, some enter the master fee, most enter the two added together, and a few break out the split in the remarks. The fee column on these listings is not comparable — not between communities, and not always between two homes on the same street. Ask for both numbers separately, in writing, every time.

What the master fee buys is the reason people put up with the arithmetic. Two swimming pools, a fitness center, clubhouses with game rooms, tennis, pickleball and basketball courts, playgrounds, and walking and biking trails threading the whole development — plus the Historic Towne itself, sixty-odd shops and restaurants around the lake with a festival calendar that runs most of the year. Very little else in this county gives you that much amenity within walking distance of your front door at this price. Here is how the eight communities differ.

Quail Hollow is the one where the ownership itself is different. These townhomes are fee simple — you own the land your home sits on, which is not how condominium ownership works and it changes how the property titles, appraises and finances. Two-bedroom, two-and-a-half-bath layouts with both bedrooms upstairs and each carrying its own private bath, on a loop of bird-named streets with cul-de-sacs and wooded lots. Agents here are also the most consistent in the whole development about publishing the two-fee split.

Surrey Station is the flats. Every other community out here is two-story townhouses where you own the staircase; Surrey Station homes sit entirely on one level inside a three-story building. No interior stairs, no bedrooms marooned above the living space, laundry on the same floor as everything else. Two bedrooms, two full baths, close to thirteen hundred square feet, with a bonus room most owners use as an office. If stairs inside the home are the reason you have ruled other communities out, start here — and look hard at the first-floor homes, which go fastest.

Victoria Manor is the three-bedroom option, and it is nearly alone in that. Almost everything attached in Smithville tops out at two bedrooms, which rules the area out for a lot of families before they start. Victoria Manor gives you three bedrooms and two and a half baths in a fifteen-hundred-square-foot townhouse with an eat-in kitchen, a center island and a walk-in pantry. Do not confuse it with Lake Victoria — different community, different association, different corner of Smithville, and buyers mix them up constantly.

Mallards Landing sits closest to the Route 9 corridor and to everyday errands, which for a lot of buyers is the whole argument. One- and two-bedroom single-level homes from the early 1980s, wood-burning fireplaces standard rather than optional, with private balconies or patios. It also carries the firmest rental rule out here: leases must run a year or longer, no short-term rentals at all, and tenants must carry liability insurance.

Fox Chase and Hunting Run are the two where the fee arithmetic gets hardest. Fox Chase carries two separate associations of its own on top of the Smithville master, and the single MLS fee field shows only one of them. Hunting Run runs three recurring charges — its own fee, a monthly roof assessment with a defined end date, and the master — plus a capital contribution, a transfer fee and prepaid dues owed at settlement. Neither is a reason to avoid either community. Both are reasons to get the full picture in writing before you write an offer.

Lake Victoria has actual water in it, which is rarer out here than the marketing names suggest — and which side of the water a home sits on matters to both the view and the price. Pheasant Meadow is the one where the heating system varies within a single community, gas in some buildings and electric in others, and that difference shows up on your utility bill every month rather than at closing. Ask which one you are buying.

Two more things worth knowing about this end of the township. Four Seasons at Smithville is the age-restricted community out here and it is a different market entirely, with its own recreation center. And if you want Smithville's location and amenity set but you want detached walls and your own yard, Independence Place is the pocket that does it — single-family homes across the road from Smithville Elementary, carrying the master fee and nothing stacked on top.
