Fries Mill Estates is a late-1980s condominium community in Washington Township, built in 1987 and 1988. Everything hangs off Mill Park Drive, the spine that runs through the community, with four courts branching off it: Alpha, Buena, Claire and Dover. Units run one and two bedrooms with one to two baths, mostly flats, with a loft in the mix. Public water and public sewer, and as with condo product of this era there are no garages and no basements.

The four courts are alphabetical and stop at D. There is no fifth — what was built is what is here, which makes this an easy community to learn. There is also a tennis court inside the community, tucked in among the buildings, which most listings never mention.

Worth knowing on the search side: Fries Mill Estates sits across two postal names. Some addresses come up as Blackwood and some as Turnersville, both in 08012 — Claire Court alone shows up under both. Same community, same municipality; Washington Township governs either way. Ashton Leas does the same thing a few minutes away, with two houses on one street filing under different names.

This is one of the more affordable ways into this school district, alongside the Clusters, which is older and has a similar one-bedroom component, and Canterbury Mews, which is the busiest condo community in the township. Birches West is the twin and row-home option. Schools are Washington Township throughout — Washington Township High School, one district for the whole township. The recently sold homes show where this end of the market sits.
