Newtown Commons was built in 1986 — all of it, in a single year — in Washington Township, on the Sewell side. The addresses are all Places, and all English: Devon Place, Kent Place, Uxbridge Place, Allison Place, Brighton Place, Ipswich Place and Camelot Place. Two bedrooms with one to two baths, flats and attached units, on public water and public sewer.

The thing that stands out here is how narrow the price range is. Across fifteen recent sales, Newtown Commons has traded inside a band of about thirty thousand dollars — top to bottom. Nothing else in this township is that tightly clustered. It follows from the product: one build year, one basic floor plan, two bedrooms across the board. There is very little for a buyer to compare and very little for a seller to argue about, which makes this one of the most predictable places to transact in the township.

Set expectations on the basics. No garages and no basements, across every recent sale — standard for attached product of this era here. What you get instead is a genuinely low-maintenance home in the Washington Township school district, at a price near the bottom of what this district costs.

The one question worth asking on every unit: what does the association fee actually cover here? It is not the same across the community. Some units at Newtown Commons carry a full package — all-ground fee, common area, exterior building maintenance, lawn, pool, snow removal and trash. Others show only lawn care and the pool. On a building forty years old, whether roof and siding sit inside the fee or land as a future assessment is the real difference between two units that look identical on paper.

The other attached communities in the township are Hunt Club and Liberty Forge, both built in 1985, Canterbury Mews, and Birches West for twins and row homes. Schools are Washington Township throughout — Washington Township High School, one district for the whole township. The recently sold homes show where it all sits.
