Living in Spring Lake Farms

Spring Lake Farms was built in the late 1980s in Washington Township, with a home or two added later. It shows up in the MLS as both Spring Lake and Spring Lake Farms; same community. The streets are Rolling Acre Drive, Thornfield Circle, Spring Lake Avenue, Spring Lake Court, Plantation Court and Green Care Way. Four bedrooms is the standard, two to three baths, colonials and traditionals, with garages and full basements throughout.

Here is the thing that will cost you listings if you do not know it: this neighborhood carries two different mailing addresses in two different ZIP codes. Part of Spring Lake Farms comes up as Sewell 08080 and part as Glassboro 08028. And the line does not run neatly around the edge of the community — it runs through it. Rolling Acre Drive alone has homes under both, with numbers a hundred apart on the same street coming up in different ZIPs.

The municipality is Washington Township, and that is what actually governs. These homes are in the Washington Township school district and pay Washington Township taxes regardless of which ZIP the mail carrier uses. Glassboro is a separate borough with its own district and its own rate — but a Glassboro mailing address here does not put you in it.

Practically, that means a buyer filtering by ZIP or by town name sees a fraction of this neighborhood and never knows the rest exists. It also means a Glassboro-addressed home here can draw less attention than the identical house two doors down with a Sewell address, simply because of who is searching what. If you want this school district, that gap is worth understanding.

The homes themselves are consistent — late-1980s colonials, four bedrooms, garage and basement on every one — and the lots run from about a third of an acre to two thirds, which is solid ground for this township. That range is the main thing separating one listing from another here.

Washington Township runs across six postal names in all — Sewell, Turnersville, Blackwood, Sicklerville, Grenloch and Glassboro. Fox Wood is the other community where the mailing address points at a different municipality entirely. Silver Springs and Hunters Chase are the nearest comparables on ground and vintage. The recently sold homes show where this market sits.
