Living in Summit Pointe

Summit Pointe was built in the late 1990s in Washington Township, on the Sewell side, along Pear Tree Place. Four and five bedrooms, two and a half to three baths, colonials, with garages and full basements. Public water and public sewer.

The lots here are consistent at just under half an acre — identical from one address to the next, which is unusual and makes this community easy to compare within. That puts Summit Pointe a step below the three-quarter-acre addresses like Shadowbrook and Silver Springs, and well above the quarter-acre norm across most of the township.

Where this community does vary is the houses. Two neighboring homes on the same street, on the same size lot, from the same build year can be a four-bedroom and a five-bedroom with a full bath's difference between them. That is a real gap in living space and in price, and it is not something the address or the lot size will tell you. Read the room count before you read anything else here.

This is a small neighborhood and very little comes up in a given year. If Summit Pointe is where you want to be, hearing about a listing early matters more than watching a portal.

Schools are Washington Township for the entire township, which means Washington Township High School — one district throughout, so there is no sending-district question here. Hunters Chase and Henley are the turn-of-the-2000s communities nearby, and Spring Mill is the other address built around larger houses. The recently sold homes are the best read on where this end of the market sits.
