Living in The Meadows
The Meadows is a late-1980s condominium community in Washington Township, on the Sewell side, built between 1988 and 1990. The courts are all plant names — Briarwood, Tanglewood, Hawthorne, Thistledown and Firethorne. Flats, interior row and end-of-row units, with no garages and no basements.
The reason this address matters is the one-bedroom units. A real share of The Meadows is one bedroom and one bath, and that barely exists anywhere else in Washington Township — only the Clusters offers the same thing. Between them, these two communities are essentially the entire one-bedroom ownership market in this district. For a first-time buyer, someone downsizing hard, or an investor, there is no third option.
Two bedrooms is the standard configuration here, and even those sit at the affordable end of what this township costs. What you are buying is a place in the Washington Township school district at a price the rest of the market does not offer.
The question to settle on every unit is what the association fee actually covers, because it varies widely across this community. Some units at The Meadows carry a broad package — all-ground fee, common area, exterior building maintenance and lawn care. Others show common area alone. At least one covers the pool and nothing else. On buildings approaching forty years old, whether roof and siding sit inside the fee or arrive later as an assessment is the real difference between two units at the same price.
Also verify the sewer arrangement by unit — most of the community is on public sewer, but a couple of addresses show something else. That is unusual inside a single condo association and worth a direct question rather than an assumption from the neighbors.
The township's other attached options are Hunt Club and Peachtree, both larger and busier, Canterbury Mews, and Birches West for twins and row homes. Schools are Washington Township throughout — Washington Township High School, one district for the whole township. The recently sold homes show where it sits.
