Valley Green was built from 1987 into the early 1990s in Washington Township. The streets read like a Philadelphia map — Rittenhouse Square, Fairmount Drive, Pennsbury Place and Brandywine Way — alongside Olympia Lane, Longwood Drive and Sweetbriar Drive. Four bedrooms is the standard with several five-bedroom homes, colonials dominate, and garages and full basements are on nearly every house.

Before anything else, understand the address situation, because it is the most fragmented in this township. Valley Green spans three postal names across three ZIP codes — most of it comes up as Sicklerville 08081, with part as Turnersville 08012 and part as Sewell 08080. Brandywine Way alone appears under two of them.

The Sicklerville address is the one that matters most, because Sicklerville is mostly Winslow Township in Camden County — a different municipality, a different county, a different school district and a different tax rate. Valley Green is none of that. These homes are in Washington Township, they attend Washington Township schools, and they pay Gloucester County taxes. The mail simply says otherwise.

Practically, that means a buyer searching "Sicklerville NJ" is looking at a Camden County market and does not realize these houses are a different proposition entirely. And a buyer searching Washington Township or Gloucester County never sees the Sicklerville-addressed homes unless they know to look. That gap tends to mean less competition on these listings than the same house would draw with a Sewell address — which is worth knowing if this district is what you are after.

The homes themselves sit near the top of the township's mid-1990s market. Lots run from about a quarter acre to eight tenths, a wide spread that does not sort by street, and the largest parcels carry the largest houses — there is a five-bedroom here with four full baths on nearly an acre.

Washington Township runs across six postal names in all: Sewell, Turnersville, Blackwood, Sicklerville, Grenloch and Glassboro. Fox Wood is the other Sicklerville-addressed community here, and Spring Lake Farms carries the Glassboro split. Schools are Washington Township High School for the whole township, so there is no sending-district question regardless of which ZIP your mail carrier uses.
