West Deptford Township runs along the Delaware River directly across from Philadelphia, and it is one of the largest and most varied residential markets in Gloucester County — around three hundred homes changing hands in a typical year. It is also one of the most misunderstood, because the township spans five different ZIP codes and several mailing addresses. Homes here come addressed as West Deptford, Thorofare, Woodbury, Westville, Woodbury Heights and Mantua, and a buyer searching any one of those names is seeing a fraction of what is actually available.

Thorofare is the name worth knowing first. It is not a separate town — it is a section of West Deptford Township along the river, and it carries a meaningful share of the township's newer inventory, including much of the townhome market and the RiverWinds community. If a listing says Thorofare, it is West Deptford. Same township, same taxes, same schools.

What genuinely sets this township apart is the depth of its attached-home market. Very few places in Gloucester County have anything like it. Park West is the largest, spread across Tarragon Court, Ginger Drive, Aviary Road, Harvest Drive and Sanctuary Place, with interior and end-row townhomes and a range that runs from modest to substantial. Country Creek and Country Creek West off Ashton, Barclay, Durham and Garrison make up the next largest group, and Forest Creek on the Cedarwood, Willowwood and Birchwood courts is the most affordable way into the township outright. Grande at Kingswoods along Lionheart and Highbridge, Stones Throw on Douglas and Brent, and St. Regis Walk fill in the rest. Altogether that is a deep, genuinely liquid townhome market, which is why West Deptford condos and townhomes deserve a search of their own rather than being buried among three hundred listings.

The detached neighborhoods are largely mid-century and they have real identities. Greenfields is the biggest, running through Pleasant Valley Drive, Ash, Cherry, Beech, Holly and Cypress — split levels and ranchers built when the township filled in after the war. Colonial Manor along Lincoln, Lafayette, Hessian and McKinley is older still, a mix of Cape Cods, bungalows and ranch-ramblers. Harker Village on Harker, Ford, May and Dubois is almost entirely single-level and is the most affordable detached housing in the township. Oakview on Lynn and Shields sits alongside it. Because so much of this stock is one-story, the ranch home search returns far more here than in most towns, and it is the fastest way to find single-level living outside an age-restricted community.

Moving up, Margaux off Saint Emilion Court and Rothschild Court — Bordeaux street names and larger colonials — sits near the top of the detached market, with Sherwood Green, Sherwood West and Sherwood Estates, Rolling Brook, Meravan Farms, Greenfield Heights, Red Bank Estates, Brigadoon and Verga filling the range between. The larger four- and five-bedroom homes cluster in those newer groups, and they show up in the 4+ bedroom search. At the other end, the entry point into the township is mostly the older ranchers and the attached communities, which is where the under-$300K search does its work — and in a market this size, it is worth watching what's just listed rather than waiting.

RiverWinds deserves its own explanation, because it is the single best-known thing in West Deptford and because it is not one community but several. RiverWinds is the township's active-adult enclave on the river in Thorofare, and it is organized under one name with distinct neighborhoods beneath it. The main RiverWinds section is detached ranchers on the bird streets — Avocet, Sandpiper, Willet Way, Blue Heron, Snowy Egret, Night Hawk and Starling — two and three bedrooms, single level, built for low-maintenance living. Pelican Place at RiverWinds is the attached side of the same community, a mix of flats and end-row homes for buyers who want even less to maintain. Reserve at RiverWinds is a small detached group off Night Hawk Circle.

What makes RiverWinds work is what sits next to it. The township's RiverWinds Community Center anchors the area, with a golf course, a restaurant overlooking the Delaware and public waterfront — genuine amenities within walking distance rather than a clubhouse and a promise. Route 295 and Route 42 are both minutes away, which puts the bridges, Philadelphia and Delaware inside a short drive. For a downsizer who wants single-level living, real amenities and a river view without leaving South Jersey, it is one of the strongest options in the county, and everything age-restricted in the township shows up in West Deptford's 55+ listings.

One caution worth carrying into any search here. Village Grande at Kings Wood is a separate age-restricted community on York Road and Hanover Road — and it is easily confused with Grande at Kingswoods, which is not age-restricted at all and sits on entirely different streets. Two similar names, two different products, one with an age requirement and one without. Check which one a listing actually belongs to before you get attached to it.

Schools are one of the clearest reasons families choose this township over its neighbors, and the structure is refreshingly simple. West Deptford runs its own district end to end — West Deptford Township Public Schools, feeding West Deptford Middle School and then West Deptford High School. There is no regional district and no shared high school. That is unusual out here: nearly every surrounding town sends its students somewhere else, and the arrangements catch buyers out constantly. Westville and Woodbury Heights both hand off to Gateway Regional at seventh grade. Gibbstown sends its high schoolers to Paulsboro. East Greenwich and Swedesboro feed Kingsway Regional. In West Deptford, a child starts and finishes in the same district — and because the township mails under several other towns' names, that is precisely the detail an address line will not tell you.

Getting around is the township's other quiet advantage. Route 295 runs its length, Route 130 and Crown Point Road handle local traffic, and the Commodore Barry and Walt Whitman bridges put Philadelphia and Delaware County inside a genuine commute. Woodbury and the county offices are minutes east. What West Deptford offers is range — a first townhome in Forest Creek, a ranch in Harker Village, a colonial in Margaux, or a rancher on the river at RiverWinds — all inside one township and one school district.
