Lots, Land & Farms
for Sale in Williamstown NJ

Building lots, acreage and farm parcels across Williamstown and Monroe Township — from tenth-acre infill lots on the lake streets to fifty-acre ground, live from the MLS.

Lots, Land and Farms in Williamstown

Start with the thing nobody says out loud. Houses in Williamstown close at asking price or above, routinely. Land does not. Look at what has actually closed here rather than what is listed, and most of it settled below the asking price — several of them well below, a couple by more than half. A small number went the other way and closed over list. That gap between the two markets is the single most useful thing to understand before you make an offer on ground here, and it runs in both directions: if you are selling a parcel, the number you list at is a starting position too.

The second thing is that this category is holding two completely different markets under one name. There are small infill lots — a tenth of an acre, a quarter acre — scattered through neighborhoods that already exist, concentrated on the lake streets: Laurel Avenue, Crystal Drive, Karen Drive, Lakeside Drive, North Shore Drive, South Shore Drive, Atlantic Avenue, Eighth Avenue. Then there is acreage, running from five acres up past fifty, out on Whitehall Road, Blue Bell Road, Penny Pot Road, East Malaga Road and Clayton Road. Same MLS category. Entirely different buyer, entirely different transaction.

That split is why the per-acre math looks broken when you line the listings up. A tenth-acre lot in a finished lake neighborhood prices out per acre at a rate that would be absurd for farmland, and a fifty-acre farm parcel prices out per acre at a rate that would be absurd for a building lot. Neither one is mispriced. On the small lot you are not buying acreage, you are buying an address in a neighborhood that already exists with utilities at the street and neighbors on both sides. On the big parcel you are buying potential, and potential takes years and approvals to become anything.

Those small lake-street lots deserve their own note, because they connect to something happening elsewhere in town. Williamstown's new construction is no longer only large communities — a steady share of it is one-off builds on single lots, and they are going up on exactly these streets. If you have been trying to figure out where the spot-lot construction in this town comes from, it comes from here. For a buyer who wants a new house but not a new community, this page is the front end of that.

Now the part of the listing that decides everything and gets read last. The zoning field. Across the current inventory there are close to twenty different designations in use, and more than a few listings leave it blank or fill it with a placeholder. Residential, commercial, farm, redevelopment, rural residential — and two parcels on the same road can carry different codes and materially different rights. Nearly a quarter of all the land inventory in this town fronts the Black Horse Pike, and most of that corridor is commercial, highway commercial or mixed-use ground rather than anything anyone is putting a house on. It sits in the same search results as a building lot and it is not one.

Whitehall Road is worth watching separately. There is more land for sale on that one road than almost anywhere else in the township, in parcels running from a few acres to thirty-five, and it is the same road where the township's active adult new construction is being built. That is builder ground. If you are buying a small piece of it expecting quiet, understand what the rest of the road is likely to become.

Before you buy any parcel in this town, three questions decide whether it is worth the price. What does the zoning actually permit — not what the listing says, what the township confirms. Will it perc, if there is no sewer at the street, because a lot that will not support a septic system is not a building lot no matter what it costs. And what approvals does it need — portions of Monroe Township sit under land-use review beyond the township level, which can change both what is buildable and how long it takes to find out. None of that is visible in a listing photo, and a cheap lot you cannot build on is not cheap.

One last thing about the name on the deed. Williamstown is the postal name; the municipality is Monroe Township, and for land that distinction stops being trivia. Your zoning, your approvals, your tax assessment and the board you appear in front of are all Monroe Township's. Parcels here also carry mailing addresses on roads that run into neighboring towns, so confirm the municipality before you confirm anything else.

Every lot, parcel and farm currently listed in town is in the grid above. If you want to know what similar ground actually closed at rather than what it was asking, that is a phone call, not a search. Also worth a look: new construction, 55+ communities, and waterfront homes on the lakes.

We Know Which Is Which.

Mailing address and municipality behave differently.

Land is the one thing in Williamstown that does not sell at asking price, and the zoning line matters more than the price line. Knowing which parcels can actually be built on is the job.
