Monroe Landings is a single-family community off East Malaga Road in Williamstown, laid out along Mockernut Road and Sequoia Court between Winslow Road and Morgan Road. Forty-five homes are planned, the model sits at 63 Mockernut Road, and the setting is the first thing you notice — the neighborhood is cut into woods rather than dropped onto a cleared field, and the lots are deep enough that back yards here are genuinely usable rather than decorative.
If you drive past and wonder why half the ground looks finished and half looks raw, that is the current state of play: the first phase is essentially built out, and the next phase is opening. That matters practically. It means the homes you can buy today are either resales from the first phase or newly released lots, and those are two very different transactions with two very different timelines. Worth knowing which one you are looking at before you get attached.
These are large houses. The plans run from around twenty-seven hundred square feet up past thirty-five hundred, four bedrooms and up — with configurations reaching six bedrooms and five baths — and every one comes with a two-car garage and a basement. If you have been shopping the townhome communities around Williamstown and finding them tight, this is the other end of that market. The layouts share a common logic: a family room opening into the kitchen and dining area so the cook is not isolated, a family entry off the garage to keep the clutter contained, and all the bedrooms upstairs with the owner's suite carrying a walk-in closet and a double-vanity bath. Several plans let you convert a fourth bedroom into an open loft, which is the sort of decision worth making before framing rather than regretting after.
The basement is the detail that separates this from most new construction at this price around here. It is a real one, and whether you use it for storage or finish it later, it is square footage you are not paying to heat today. Combined with the two-car garage and the deeper lots, Monroe Landings solves the storage problem that sends most buyers back out of a new townhome after two years.
Here is something you should know about researching this community, because it explains why you have probably found so little. Monroe Landings homes generally do not carry a community name in the MLS record. The subdivision field on these sales reads as blank or unavailable, so the houses appear as scattered addresses on Mockernut and Sequoia rather than as a neighborhood. Combine that with the fact that most of the original sales went directly through the builder rather than the open market, and you get a community that is nearly invisible to portals and automated valuation tools. If you are trying to work out what a Monroe Landings home is worth, the estimate a national site gives you is being calculated without knowing the neighborhood exists.
Location is a real part of the pitch. You are about two miles from Route 42 and Route 322 and roughly six from the Atlantic City Expressway, so Philadelphia one way and the shore the other are both straightforward. Everyday errands are close — Walmart and ShopRite within a few miles, and the stretch of shops and restaurants along the Black Horse Pike under three miles out. The community sits in the Monroe Township School District, same as the rest of the township.
If Monroe Landings does not have what you need, the honest alternatives depend on what you are after. For new construction in a smaller footprint, Grandview Mews is the current townhome community with inventory and Hamilton Greene is the other with new product moving. Blaze Mill sold out entirely and only produces occasional resales. Because so much of this community trades outside the open market, that grid is often quiet even when homes are changing hands — so if this is where you want to be, being told directly when something comes available beats refreshing a search.
