Condo & Townhome Living in Williamstown
The attached-home market in Williamstown is deeper and more varied than most buyers expect, and it spans a wider range than almost any township in Gloucester County — from garden condos built for a first purchase all the way up to brand-new three-level townhomes with basements. What that means practically is that the question here is not whether you can find something, but which community actually fits, because they are genuinely different products with genuinely different monthly costs.
Amberleigh is the largest of them by a wide margin — well over a hundred homes built through the late 2000s and into the 2010s, ranging from around eleven hundred square feet up past twenty-four hundred. Two and three bedrooms, most with a powder room, some with an attached garage and some with a full basement, and most with a deck, patio or balcony. The association carries a clubhouse with a gym and meeting room, a pool and a playground. One thing to know going in: Amberleigh is not a single uniform community. You will see listings under Garden Villas at Amberleigh, Village Townhomes at Amberleigh and Amberleigh at the Arbours, and those sections differ in age, layout and price. Worth knowing which one you are touring.
The Greens is the other name that comes up constantly, and it has been one of the most popular attached communities in the township for good reason — well-located, consistently maintained, and it turns over often enough that you are not waiting a year for something to appear. It is the community most local buyers name first when they start looking at attached homes here.
At the newest end sits Grandview Mews, currently the only new townhome construction selling in Williamstown — three bedrooms, full basements, front-entry garages, and homes that back to woods rather than another rooftop. Hamilton Greene is the other community with new product still moving, in a twin format rather than interior row. And Blaze Mill is worth understanding even though you cannot buy new there: it sold out entirely, almost all of it directly through the builder, so it barely appears in the MLS at all. If you want in, it is resale only and they are rare.
The established communities are where the value lives, and there are more of them than most buyers realize. Blue Bell Farms, Brookdale, Fox Hollow and Fox Hollow West all put a three-bedroom attached home within reach at a number that a comparable single-family in this township will not touch, and Brandywine Village rounds out the condo side. These list less frequently than the bigger communities, so when something does come up in one of them it tends to move quickly.
Two things to ask about in every single one of these, because they will affect your purchase more than any finish inside the unit. First, what the monthly fee actually covers — exterior maintenance, roofs, lawn, snow, trash and amenities vary community to community, and a lower fee that excludes the roof is not a better deal. Ask what the reserves look like too, because a thin reserve fund on an aging community becomes a special assessment eventually. Second, and this is the one that kills deals late: ask whether the community is FHA approved. Some attached communities in Williamstown accept conventional, cash and VA financing only. If you are planning on an FHA loan, that single fact rules certain communities out entirely, and it is far better to know before you tour than after your offer is accepted.
