Living in Willow Woods

Willow Woods was built between 2006 and 2009 in Williamstown, Monroe Township, and it is the top of the residential market here — not by a little. The streets carry Virginia and West Virginia names: Danville Drive, Mannington Drive, Ripley Court, Staunton Court, Luray Drive, Buckingham Court, Beckley Drive, Huntingdon Drive and Bon Air Drive. Public water and public sewer throughout.

The houses are the point. Four bedrooms is the entry here, and the community runs to five and six, with bath counts to match — several homes carry four or five full baths plus a half. Colonials dominate, with traditionals and contemporaries mixed in. Garages and full basements on every home, no exceptions. Nothing else in the township offers this at scale; the closest thing to it is Tall Oaks, and even the largest houses there stop short of what is ordinary in Willow Woods.

The land holds up alongside the houses. Lots run around a half acre as the standard, with several past six tenths and at least one near three quarters. That combination — a genuinely large house on genuinely large ground, in a planned community rather than on a country road — is what puts this address where it is. Twelve Oaks and Stockton Run are the next tier down and they are built on roughly a third of an acre.

Timing is worth understanding here. Willow Woods went up right at the peak and then the collapse of the last cycle — a community of this size and price selling into 2008 and 2009 is unusual, and it means the original owners of these homes have a very particular history with them. It also means the community finished; it did not stall half-built the way a number of high-end South Jersey developments did in those years.

What comes up for sale is limited and it moves. This is a community where buyers are typically coming up from somewhere else in the township rather than into Williamstown from outside — people who know the market, have owned here already, and want the one address that offers more house than anything else available. That makes for informed buyers and short market times on the right homes.

Schools are Monroe Township for the entire township, which means Williamstown High School — one district throughout, so unlike much of Gloucester County there is no sending-district question to work out at this end of the market.
