Large late-sixties colonials on bird-named lanes off Springdale Road — live from the MLS.
Eagle Oak occupies a large stretch of the 08003 section of Cherry Hill Township, west of Springdale Road. The streets run Owl Lane, Owl Place, Owl Court, Swallow Drive, Lark Lane, Eagle Lane, Cardinal Lane, Cardinal Lake Drive, Dell Drive, Heartwood Drive, Ticonderoga Lane, Annapolis Lane, Independence Lane and West Point Drive. No association and no gate — large houses on their own lots.
Two themes run through this neighborhood and they meet in the middle of it. The birds come first — Owl, Swallow, Lark, Eagle and Cardinal, which is where the neighborhood gets half its name — and then a Revolutionary War set crosses them: Ticonderoga, Annapolis, Independence, West Point. Two developers with two ideas, or one developer who changed his mind partway through. Either way the street signs tell you which section you are standing in, which is genuinely useful in a neighborhood this size.
The housing is the reason to shop here. Eagle Oak went up between 1966 and 1970, Colonial is the dominant form with raised ranch plans alongside it, and the houses are large. Four bedrooms is the floor, five turns up regularly, and bath counts reach three and four full — which is substantial for the period and marks these as built for buyers trading up rather than starting out. At the top of the range you find butler's pantries, two fireplaces, first-floor bedroom suites with adjacent full baths, heated bathroom floors, island kitchens with back pantries, and parking for four or five cars between a side-entry two-car garage and the driveway. Full basements throughout, many finished. Lots run to corner parcels with two frontages and the rear yards are deep and tree-shaded.
The schools here are nameable end to end, which is rare in this township. Bret Harte Elementary is close enough to walk, then Henry C. Beck Middle School, then Cherry Hill High School East. That matters because several of Cherry Hill's strongest neighborhoods are split between East and West with the boundary running between houses on a single street — Barclay and Brandywoods both are. Here the whole chain is settled before you make an offer.
One local amenity worth knowing about: the Willowdale Swim Club sits at the edge of this neighborhood, which is a neighborhood institution rather than an association facility — a separate membership, and a reason a lot of families here have stayed put for decades. The wooded band along the western and northern edges and the pond up by Cardinal Lake Drive are the other things fifty-plus years delivers that a new subdivision cannot.
Eagle Oak trades steadily for a neighborhood of large houses. Buyers working this tier in 08003 generally also walk Charleston Riding and Kresson Woods before deciding, and Wilderness Acres sits just southeast past Lark Lane. Schools are Cherry Hill Township Public Schools as described. Springdale Road and Kresson Road put Route 70 and the Turnpike within a few minutes. The recently sold homes across the township are the clearest read on where the upper end of this market actually settles.
Owl. Swallow. Lark. Eagle.
Every street a bird.
