Let's answer the question you came here with, immediately: Cherry Hill has exactly one age-restricted community. Not a handful to compare, not a short list to tour on a Saturday. One. It is Plaza Grande, inside the Garden State Park redevelopment in the 08002 zip, and everything above is what is currently for sale in it. For a township of this size and wealth that surprises people, but Cherry Hill built out before the active-adult boom really arrived in South Jersey, and there was never open ground left to put one on.

It is worth understanding what "55+" actually means, because the shorthand misleads people in both directions. Under the federal standard for housing for older persons, a community qualifies by having at least one resident aged fifty-five or older in at least eighty percent of its occupied units, along with published policies showing it intends to operate that way. That eighty percent figure is the part most buyers have never heard, and it is why a younger spouse is usually not a problem while a household with no qualifying resident is. Each community also sets its own rules about who else may live there and for how long, which matters enormously if you have an adult child who might need to land with you for a stretch. Read those rules before you commit rather than assuming.

The tradeoff nobody brings up at the sales table is resale. An age-restricted home can only ever be sold to another age-qualified buyer. You are permanently shopping to a smaller pool, and in a market with a single community there is no competitive pressure from the community down the road to hold values up. That is not an argument against buying here — scarcity cuts the other way too, and being the only 55+ address in a desirable township is genuine leverage when you sell. But it is a real consideration if there is any chance you move again in ten or fifteen years, and it deserves an honest conversation before you write, not after.

Which raises the question worth asking out loud: do you actually want age restriction, or do you want what usually comes with it? For most buyers the real goal is no lawn, no roof, no snow, one-level or elevator living, and neighbors around. Age restriction is one way to get there. It is not the only way, and in Cherry Hill it is not even the most common way. Park Place at Garden State Park sits inside the same development as Plaza Grande, in similar elevator buildings with the same walk to the shops — and it is open to buyers of any age. If a high-rise appeals, Barclay Towers is the other elevator option in town. Both keep your resale pool wide open.

More broadly, Cherry Hill's condo and townhome market is one of the deepest in Camden County, and much of it is quietly full of buyers in exactly this stage of life. Communities like Chanticleer and Kings Croft hand off the exterior maintenance the same way an age-restricted community does, at a different price point and without the restriction. The one thing to check carefully there is stairs — most attached product in this township is walk-up, and that is precisely what age-restricted buildings are designed to avoid. Ask about it on every showing, because it is the detail that determines whether a home still works for you in fifteen years.

And if you genuinely want choice among age-restricted communities rather than a single option, the honest answer is to look one town over. Voorhees is directly adjacent and has two, and Gloucester Township has more still. Neither is far, and for a buyer whose priority is finding the right community rather than the right township, that flexibility is often what makes the search work.

Everything currently available in Cherry Hill's 55+ market is above, straight from the MLS. Because it is one community rather than several, there are stretches with nothing at all for sale — and when a unit does come up it tends to go to somebody who already knew it was coming. If you would rather hear about it the day it lists than find it a week later, that is worth a phone call.
