Large late-nineties houses on equestrian-named streets off Springdale Road — live from the MLS.
Short Hills occupies a large tract in the 08003 section of Cherry Hill Township, east of Springdale Road and running toward the Garden State Rotary athletic complex. The streets are Short Hills Drive, Equestrian Lane, Galloping Hill Road, Furlong Drive, Bridle Court, Polo Court, Saddlehorn Drive, Dressage Court, Carriage House Court, Manor House Drive, Fries Lane, Gwen Court and Jodi Court. Layout is all curves and cul-de-sacs, with an association in place.
The street names are the most committed theme in the township, and they are worth reading in order. Bridle, Equestrian, Furlong, Polo, Saddlehorn, Dressage, Galloping Hill, Carriage House — every discipline, gait and piece of tack in the sport, street after street. Cherry Hill has neighborhoods named for apple varieties, Florida cities, New England ports and colonial trades; this one picked horses and did not let up.
What makes Short Hills genuinely unusual here is when it was built. The neighborhood went up between 1995 and 2001 — three decades after the split-level wave that produced most of Cherry Hill, and a full generation after the seventies communities that are the township's idea of "newer." By the mid-nineties Cherry Hill was essentially built out, so a tract this size going up at that point is close to the last of its kind. Anyone who wants nineties or two-thousands construction in this township has very few places to look, and this is the largest of them.
The houses match the era. Four and five bedrooms, bath counts running to four full and beyond, square footage from roughly 2,100 up past 4,200, in Colonial, Traditional and Contemporary forms with attached garages standard. This is the top of the Cherry Hill detached market by a clear margin — the ceiling here sits above Olde Springs and Kressonshire, the two other high-end pockets, and well above the mid-century neighborhoods that define the rest of the township.
One thing a buyer needs to understand before touring: this is not a single-product neighborhood. Alongside the large detached houses, there is a townhome pocket on Bridle Court — end-of-row three-level units with their own homeowners association and a fee billed quarterly rather than monthly. Same subdivision name, same streets, entirely different product and entirely different price. If someone tells you they are looking at Short Hills, the first question is which half. Buyers who want the attached version generally also tour Versailles and Eagle Hill; the wider Cherry Hill condo and townhome market is where to see the full set.
And a naming warning that costs people real time. Short Hills is also the name of one of the wealthiest towns in North Jersey, up in Essex County near Millburn — the Mall at Short Hills, two hours from here. Search "Short Hills NJ homes for sale" and you will spend a while looking at houses nowhere near Camden County. This Short Hills is a Cherry Hill neighborhood off Springdale Road, and the way to find it is by township first.
Schools are Cherry Hill Township Public Schools, and the listings here carry Cherry Hill High School East — a clean answer in a township where that question splits some neighborhoods down the middle. Springdale Road and Kresson Road put the Route 70 corridor, the Route 73 interchange and Marlton within minutes, with the athletic complex and ballfields immediately east. Several lots carry pools, which the pool home searches will surface, and the larger-acreage listings are where comparable ground turns up township-wide. The recently sold homes across Cherry Hill are the clearest read on where this tier actually settles.
Bridle. Furlong. Dressage.
Somebody rode horses.
