Seventies splits and colonials on English-named streets off Brick Road — live from the MLS.
Surrey Place East occupies the far eastern edge of the 08003 section of Cherry Hill Township, along Brick Road where the township runs up against Route 73 and the Evesham line. The streets are Sandringham Road, Brick Road, Marlowe Road, Squire Lane, Nathaniel Avenue, Henfield Avenue, Kilburn Drive, Crestbrook Avenue, Gainsboro Road, Monterey Avenue, Hille Drive, Stoney Brook Lane, Woodbine Drive, Meadow Lane, Apley Drive and Partridge Lane. Detached houses on their own lots, fee simple with no association, and the North Branch of the Cooper River running along the western boundary.
The street names are English and specific. Sandringham, Squire, Kilburn, Henfield, Apley, Gainsboro, Marlowe, Partridge — country estates and English place names, with Sandringham being the royal estate in Norfolk. The neighborhood calls itself Surrey Place East, after the English county, and the developer stayed inside that theme street by street rather than drifting.
The housing came up in a tight run. Surrey Place East built out around 1970, with the record spanning 1966 to 1981, and the two forms that dominate are Split Level and Colonial, often with contemporary or traditional hybrids attached in the MLS. Three to five bedrooms, with two-and-a-half baths as the near-universal configuration across the whole neighborhood, and square footage running from roughly 2,050 up to 2,800. Basements and garages are standard.
This sits at the top of the township's mid-century detached market. The range here runs well above where most 1970 stock in Cherry Hill settles, and the reason is a combination of consistent size, the eastern location and the school assignment. Buyers working this tier generally also tour Point of Woods and Old Orchard before deciding, and anyone who wants more ground under the house widens into the larger-acreage listings across the township. A number of these lots carry pools, which the pool home searches will find quicker than driving will.
The school information on these listings is as complete as it gets in Cherry Hill. Cherry Hill High School East, Beck Middle School, and Joseph D. Sharp Elementary — the full chain, on the record. East or West is the first question about any address in this township, and elementary boundaries are not something a buyer can work out from a map, so having all three named removes the guesswork rather than starting it.
Two things to keep straight. Surrey Place is a completely different neighborhood — 08002, off Cooper Landing Road near the Mall, five miles west of here, older housing and a different school assignment. The names are one word apart and the markets are not comparable. And Marlowe Road and Crestbrook Avenue both run long enough to carry addresses that answer to other neighborhood names, so a listing on either needs its subdivision confirmed rather than assumed from the street.
Schools are Cherry Hill Township Public Schools. Route 73 is immediately east, which puts Marlton, the Evesham retail corridor and the Route 70 interchange within a couple of minutes — you are at the eastern gateway of the township here, closer to Marlton's shopping than to Cherry Hill's own. Brick Road runs west toward Springdale and the center of the township. The recently sold homes across Cherry Hill are the clearest read on where this tier actually settles.
Sandringham. Squire. Kilburn.
England, off Brick Road.
